Job Summary:
Based out of Bridge’s Miami office, the Vice President, Investments, will be responsible for all aspects of business development, transaction execution and investment activity for Bridge Industrial in the Southeast Region. This candidate will source, underwrite, close and execute development, core-plus and value-add acquisitions consistent with the firm’s investment parameters. This role will play a pivotal role in company growth by taking projects from conception through successful completion within a critical region where Bridge has a well-established presence. The Vice President will collaborate frequently with the Regional Vice President for the Southeast Region, Bridge’s investment and asset management teams and will report directly to the Partner, Southeast Region.
Essential Job Responsibilities:
- Source new development/acquisition opportunities within Bridge’s target market (including Central Florida)
- Coordinate with all relevant parties to ensure investments meet key investment parameters and secure appropriate approvals from lenders, capital partners, etc.
- Work with Regional Partner, Regional Vice President and other relevant parties to ensure buy-in from key decision makers on major deal terms
- Ability to be involved on setting business terms for key lease negotiations when needed
- Work with local analyst team to underwrite new investments and maintain investment models with accurate deal assumptions
- Expected to have a detailed understanding of return metrics and levers within the models
- Work with Regional Vice President and Capital Deployment team to ensure Investment Committee Memos are completed in a high-quality and timely fashion and consistent with Bridge’s best-in-class deliverables to capital partners and other third parties
- Analyze and mitigate transaction risks, communicate risks to the firm’s Investment Committee and key executives
- Develop and maintain strong, trustworthy relationships with the commercial brokerage community in the region
- Participate in industry events and networking opportunities to promote Bridge and its projects
- Work with Regional VP and internal corporate personnel to understand capital partner needs and provide responses and/or recommendations when asked
- Conduct market research to stay informed on industry trends and competitors to make informed leasing decisions

Qualifications
Candidates should be seasoned real estate professionals with at least five (5) years of related experience in connection with investments, transactions, sourcing, negotiating, and executing industrial real estate and development agreements. The successful candidate should have strong relationships with brokers, users, and others in the industry, along with a demonstrated track record of successful transactions and a deep knowledge of the market.
