The Senior Project Superintendent is responsible for overseeing all on-site construction activities for the assigned project. This role reports directly to the General Superintendent and collaborates closely with the Project Manager and Assistant Superintendents to ensure the project meets or exceeds all expectations regarding scheduling, quality, and cost. This is a full-time, salaried position exempt from overtime.
B. Qualifications
Education : A Bachelor of Science degree in Building Science or Engineering is preferred but not mandatory.
Experience : Minimum of Ten years of prior experience as a Project Superintendent in Multifamily or Commercial construction with 3-5 of those years as the Lead / Sr. Superintendent in the multifamily sector.
C. Responsibilities
Project Planning
Review plans and specifications with the Project Manager.
Develop and maintain the project schedule.
Plan and organize jobsite logistics.
Assist in securing all required building and related project permits.
Cost Control
Manage costs related to General Conditions.
Approve Subcontractor draws and invoices.
Approve all field expenses in conjunction with the Project Manager.
Project Administration
Assemble a team to oversee on-site activities.
Produce daily activity reports.
Monitor and update the project schedule.
Provide direction and coordination to Subcontractors.
Familiarize with all Subcontract documents and scopes of work.
Maintain as-built drawings.
Collaborate with the Project Manager to price and negotiate Change Orders.
Enforce company safety policies and maintain site compliance with OSHA guidelines.
Conduct weekly safety meetings and coordinate safety assessments.
Maintain a clean and hazard-free jobsite.
Monitor construction progress to ensure compliance with plans and specifications.
Conduct on-site meetings with Subcontractors to ensure project schedule and delivery.
Manage punch lists and turnover of completed units to Property Management.
Skills and Abilities
Proficient with MS Office & MS Project.
Exceptional organizational skills; ability to prioritize and multitask.
