Job Description
Purpose:
To maintain the up keep of the building inside and outside.
Responsibilities:
1. Change A/C filters every quarter
2. Clean A/C filters in residents rooms every month
3. Change light bulbs throughout the building inside and outside.
4. Moving of furniture when needed
5. Cleaning of carpet when needed
6. Defrost refrigerators in Resident rooms.
7. Turn sprinkler on and off when needed.
8. Clean ceiling tile in the kitchen when needed.
9. Keep pond full of water and drain any water under the liner when needed.
10. Paint room when needed
11. Add fixtures to bathrooms
12. Hang pictures
13. Unstop toilets when needed
14. Fix A/C & Heating units
15. Plaster holes in walls
16. Maintain the looks of the grounds daily by picking up trash, cigarette butts, etc.
17. Test emergency lighting monthly for 30 seconds each
18. Test emergency lighting annually for 1 hour
19. Inspect fire extinguishers monthly
20. Maintain all building general maintenance
21. Keep Driveway clear of rocks and dirt
22. Steam clean dining room chairs monthly
23. Keep dumpster area neat
24. Keep stairwells swept and clean
25. Complete and provide documentation of a minimum of 15 in-service hours annually.
26. Exhibit teamwork with all departments.
27. Complete all other tasks assigned by management team members.
Qualifications:
MUST HAVE EXPERIENCE WORKING IN ASSISTED LIVING OR NURSING HOME FACILITY. Candidates must have outgoing personality, patience and compassion, flexibility and the ability to communicate in a pleasant voice and manner. A basic understanding of the general maintenance skills are required. An understanding of older adults and how to interact with this population is necessary.
Equipment to be used:
Will use power and non-powered equipment to perform light and deep cleaning of apartments and common areas of the building. Must be able to use vacuums of various sizes. Floor buffers, carpet extractors, cleaning chemicals and various other equipment.
Mental and Physical demands:
The maintenance person must be able to meet a work schedule with multi-faceted tasks. Physically he or she must have the stamina to carry out repetitive activities and the hand dexterity with which to operate cleaning equipment (vacuums, carpet extractors, floor buffers).
This person must have the physical strength to lift and manipulate weights of at least 40 pounds. This is to ensure the movement of apartments or commons furniture for proper cleaning to occur.
