Rental Listing Manager - Property Management

Southern Impression Homes is a builder of single-family homes and multi-family units for both the BTR and owner-occupied markets in Florida. Headquartered in Jacksonville, the company is experiencing rapid growth and is seeking a creative Marketing Manager to help shape our digital, print, and overall brand, and to integrate the marketing for Southern Impression Homes' sister companies into it.

General Duties and Responsibilities:

• Create and execute comprehensive marketing plans to promote rental properties and drive traffic to leasing offices
• Analyze market trends, competitor activities, and consumer behaviors to inform marketing strategies and campaigns
• Manage budgets for marketing initiatives and track ROI on various marketing efforts
• Ensure consistent branding and messaging across all marketing materials, including digital content, print advertising, and signage
• Oversee the creation of marketing collateral such as brochures, flyers, and online listings to maintain high-quality presentation of properties
• Supervise, train, and support onsite leasing agents to ensure they adhere to marketing and sales strategies
• Monitor and evaluate leasing agent's performance, providing feedback and guidance to improve effectiveness and customer service
• Oversee the staging and maintenance of model homes to ensure they are presented in the best possible light
• Coordinate with maintenance, staging team, and housekeeping items to keep model homes and common areas in pristine condition
• Manage and optimize digital marketing campaigns, including SEO, SEM, social media, and email marketing
• Take analyze website and social media metrics to measure campaign success and adjust strategies as needed
• Develop and implement strategies to improve tenant retention and satisfaction
• Address and resolve any issues related to marketing and leasing processes in a timely manner
• Track and analyze communication with owners to ensure quality and occurrence is up to standards
• Prepare regular reports for management review
• Utilize data to make decisions and refine marketing strategies
• Work closely with property management teams, real estate agents, and other stakeholders to ensure alignment with marketing efforts
• Represent the company at industry events, networking functions, and community engagements as needed
• Monitor all software and systems to ensure proper delegation and syndication, including but not limited to Showmojo, PropertyWare, Zillow, phone lines, HubSpot, and shared inboxes

Qualifications:

• Bachelor's degree in Marketing, Business Administration, Real Estate or related field or equivalent combination of experience and education
• Minimum 5 years of professional experience in Marketing, including 2 years in a leadership role in either real estate or property management
• Strong understanding of digital marketing tools and platforms, including social media, SEO, and online advertising
• Excellent leadership, communication, and interpersonal skills
• Ability to track market data and develop actionable insights
• Proficiency in Microsoft Office Suite and marketing systems (for example, CRM systems and email marketing tools.

Preferred Qualifications:

• Certification in marketing or real estate (for example, CPM, ARM or equivalent)
• Experience with property management software and leasing platforms
• Knowledge of local real estate market trends and insights
