Brightline developed and currently owns and operates Brightline Florida, a passenger train line running from Miami to Orlando. Brightline West is a proposed $12 billion high-speed rail development to connect Vegas and LA. The project received a $3 billion federal grant from the U.S. government in December 2023 and is now in the process of raising the remaining private capital needed (debt and equity) to commence construction on the rail line and ultimately the capital to develop the real estate surrounding the stations in Las Vegas and Southern California.
Brightline’s business plan is to build transportation systems and develop traditional real estate around the stations. The traditional real estate developments make the transportation systems more valuable and conversely the transportation systems make the residential, office and retail developments more valuable. This was successfully executed in Miami, Fort Lauderdale and West Palm Beach and the team intends to replicate this at a larger scale with the Brightline West project, particularly with a large, master planned development in Las Vegas. Brightline is a Fortress portfolio company and the New York-based Brightline team sits in the Fortress office in Chelsea.

SUMMARY
We are looking for a Senior Associate to join our Brightline West team here in our Las Vegas headquarters. The Senior Associate will sit in the dynamic investment and finance team that includes several ex or current Fortress employees, as well as highly experienced infrastructure and commercial real estate developers. The primary responsibilities for this role include ownership of key workstreams associated with the investment and capital markets transactions for the Company across its infrastructure and commercial real estate investment and development plans. This includes but is not limited to financial modeling, investor and board presentations, debt and equity deal documentation and research and analytics on both the transportation and infrastructure side and the traditional real estate side.
PRIMARY RESPONSIBILITIES

Financial modeling and forecasting, which includes dynamic three-statement models utilized for public and private capital raising, valuation, development, operations and reporting.

Abstracting and understanding of financial documents such as term sheets, credit agreements and financial statements and ability to opine on the impact of key terms and conditions, which requires baseline finance and accounting knowledge.

Ownership of presentations on the business, which requires excellent Microsoft PowerPoint capabilities, with the ability to 'tell the story' through compelling leadership-level presentations, logical structuring, and delivery. Able to drive buy-in and socialization of recommendations.

Be able to communicate clearly and concisely, including the ability to work with and present to C-level executives, board members and investors.

A liaison between the project execution team and C-suite, board and financial stakeholders, which includes the responsibility to understand key findings and developments that arise and synthesize the critical impacts.

Use creative and out-of-the-box thinking to identify and structure solutions, support the socialization of the solutions, and solve problems that arise within assigned workstreams.
REQUIRED AND PREFERRED EXPERIENCE

Undergraduate degree in Finance, Economics, or related.

Minimum of 1.5 years of experience at bank / investment banking program.

Understanding of financial concepts, financial statements, and financial modeling.

Excellent written and verbal skills and advanced skills in Microsoft PowerPoint, Excel, and Word.

A demonstrated confidence in interacting with senior business and finance leaders, including C-level executives and board members.

A strategic thinker who can work independently without direct supervision, achieves results on tight deadlines, and acts beyond formal job responsibilities.
