Overview: The Community Manager is the team leader responsible for managing a multi-million-dollar residential property. The position reports directly to the Regional Manager and is responsible for the community’s overall financial profitability and performance. Responsibilities will include but are not limited to prospects screening, inspecting and maintaining units, overseeing expenditures and income collections, maintaining vendor/maintenance efficiency and cost control, managing and completing capital projects, marketing, training staff members, appropriately resolving resident conflicts, and effectively running daily operations.
Major Responsibilities
· Manage a team of 4-8 associates, including leasing agents, maintenance professionals and housekeeping personnel
· Handle and maintain financial responsibility for the community
· Collection of rent and all outstanding delinquency
· Ensure effective cost control and profitability for the property. Identify problem areas and implement solutions to improve the performance of the asset. Recommend annual operating budgets and execute plans within stated guidelines
· Evaluate the property for quality and maintenance requirements and recommend improvements as necessary
· Administer capital and maintenance projects. Contract with outside vendors, prepare statements of work and obtain bids. Monitor and ensure timely completion of projects
· Process accounts payable, move-outs, and payroll
· Charge and collect rents and other fees in accordance with lease agreements
· Inspect the property daily and oversee units for quality control on make-readies as needed
· Oversee the condition and maintenance programs of key asset systems, HVAC equipment, electrical equipment, and property vehicles
· Supervise site personnel daily, and provide training and submit annual evaluations
· Process evictions, which includes all necessary paperwork and fees, serving notices, and attending court hearings
· Lease apartment homes as needed
· Responsible for knowing market details and competitive properties
· Process move-ins, move-outs, and lease renewals
· Audit all new and current lease agreements and resident files for accuracy
· Compose and prepare routine correspondence and notices
· Resident retention, which may involve planning and organizing social events at the property
· Comply with all applicable health and safety rules and regulations, as well as applicable local, state, and federal laws
· Follow procedures outlined in lease agreement for late rent collections and work with landlord and tenant attorney to process evictions timely and efficiently
· Maximize rental revenue by maintaining high occupancy and reduction of vacancy loss, bad debt loss, and concessions
· Accurate and timely completion of daily, weekly, and monthly financial and leasing reports, including month-end pre-close, closeout, market surveys, and lease expirations
· Audit all records and files to identify dates requiring administrative action, such as lease expiration dates, delinquent accounts, and unlawful detainers
· Management of property social media accounts, ILS accounts, and website.
· Participate in Company-provided training such as fair housing, safety, non-discrimination, and harassment prevention.
Requirements
· High school diploma is required. Bachelor’s degree is preferred.
· Minimum of 3 years of multifamily industry experience.
· Analytical skills; must have demonstrated strong problem-solving and quantitative abilities.
· Proven experience in property management, preferably in multifamily residential properties, with a track record of successful portfolio management.
· Strong leadership skills with the ability to motivate and manage a diverse team.
· Computer proficiency, including Excel, Microsoft Word, PowerPoint, Internet, and e-mail.
· Solid financial knowledge and experience in budgeting, financial analysis, and reporting.
· Excellent communication and interpersonal skills to effectively engage with residents, staff, and stakeholders.
· Comprehensive knowledge of fair housing laws and regulations.
· Proficient in property management software and Microsoft Office suite.
· Strong problem-solving and decision-making abilities.
Physical Demands
· Exerting up to 20 pounds of force occasionally, and/or up to 10 pounds of force frequently, and/or a negligible amount of force constantly to move objects. If the use of arm and/or leg controls requires exertion of forces greater than that for Sedentary Work and the worker sits most of the time, the job is rated for Light Work.
