We are looking for a Maintenance Supervisor to manage a beautiful and centrally located community in Coeur d' Alene Idaho.
Overview: The Maintenance Supervisor is responsible for the oversight, upkeep, and scheduling of all maintenance for their community. The hiring, training, and scheduling of all maintenance personnel are under their purview as well as, the smooth running of upkeep or repair operations. Having a great eye for detail coupled with technical skills and knowledge of various crafts that include but are not limited to carpentry, plumbing, electrical, drywall, HVAC, and appliance repair. The goal of a Maintenance Supervisor is to ensure that their community is always in good and safe condition.
Major Responsibilities
· Manage a team of 1-3 associates on-site including maintenance professionals and housekeeping personnel
· Comply with all applicable health and safety rules and regulations, as well as applicable local, state, and federal laws
· Schedule and delegate duties to on-site maintenance associates
· Negotiate pricing with outside vendors and schedule as needed for repair and upkeep
· Assist with the training, and development of all maintenance associates
· Categorize, assign, update, and close all electronic work orders promptly. Maintain motivation of associates through positive communication and leadership skills
· Complete interviews and assist in the hiring process of maintenance associates
· Participate in Company-provided training such as fair housing, safety, non-discrimination, and harassment prevention
· Maintain the grounds and appearance of the community for the Company, residents, and associates
· Work with the Community and Assistant Manager as directed
· Operate under the safety and operating standards as set forth by the Company
· Can work flexible hours and take on-call duty when necessary
· Create and maintain a maintenance budget, in direct partnership with the Community Manager
· Ensure the timely and correct completion of work requests and turnover of apartment homes
· Oversee the condition and maintenance programs of key asset systems, HVAC equipment, and electrical equipment
· Administer capital and maintenance projects. Contract with outside vendors, prepare a statement of work, and obtain bids. Monitor and ensure timely completion of projects
· Keep associates, merchants, regional and corporate management informed
Requirements
· High School Diploma or GED
· A minimum of 2 years of general maintenance experience and at least 1-year multi-family, industrial, or institutional service request experience
· Previous supervisory experience is required
· Experienced pool and spa operator
· Experienced in HVAC repair and replacement
· Must be able to troubleshoot and/or repair plumbing systems, electronic systems, all major appliances, pool and spa equipment, and other systems within a multi-family community
· Basic knowledge of computer and MS Office
· Customer service skills
Job Type: Full-time
Pay: $28.00 - $33.00 per hour
Expected hours: 40 per week
