GENERAL DESCRIPTION / PRIMARY PURPOSE
The Heating, Ventilation, and Air-Conditioning Mechanic installs, services, and repairs environmental-control systems in office buildings and other industrial areas.
MAJOR RESPONSIBILITIES AND TASKS / DUTIES OF THE POSITION
- Replace air and water filters
- Clean condenser and evaporator coils
- Clear drain pans and drain lines to avoid overflows
- Replace worn pulleys and belts
- Inspect ducts for mold, dust, and debris
- Check and adjust humidity levels
- Check refrigerant charge and repair leaks
- Test thermostats and controls to make sure temperatures and timer functions are set correctly
- Replace defective breaker controls, thermostats, switches, fuses, and electrical wiring
- Check electrical system and connections with IR camera
- Check blowers and blades for proper airflow and for vibration
- Lubricate motors, bearings, and moving parts; replace as needed
- Test for and repair gas leaks
- Troubleshoot and correct all equipment failures
- Track all failures and PM records in CMMS and on paper logs
- Other general maintenance, housekeeping, plumbing, and electrical duties as required
- Any and all other duties assigned by your Supervisor / Manager / Lead

EDUCATION AND CERTIFICATION
PHYSICAL REQUIREMENTS
The work environment, while generally hazard free, may include some exposure to dust and varying temperatures. This position may require lifting up to 75 pounds with or without assistance. Constant walking and standing for extended periods of time may be required. Reaching, bending, pushing, pulling, climbing and balancing may be needed. Significant hand and finger dexterity is required.
WORK HOUR REQUIREMENT
This position is full time (40 hours per week) and may include some shift work including Saturdays and Sundays. Ability to work overtime as needed.
ESSENTIAL PERSONNEL
This position is designated as essential. This means that when the facility is faced with an institutional emergency, employees in this position may be required to remain at their work location or to report to work to protect, recover, and continue operations at the facility.
