Chief Engineer - Maintenance
Summary
Utilizes several trade skills such as carpentry, plumbing, electrical, painting, roofing, heating and cooling. It is the Chief Engineer’s responsibility to oversee the operation, maintenance, and repair of all building systems. You must possess all required licenses as mandated by local codes and have previous experience and knowledge in plant HVAC and utility operation and repair.
Principle Duties & Responsibilities
- Direct and supervise the building engineering staff. This includes scheduling, detailing work assignments, and personnel.
- Administer and maintain rotating preventative maintenance program on all building equipment.
- Advise the building manager on all systems related incidents and recommend the right course of action.
- Develop uniform scope of work and solicit bids for work not performed by in-house staff on building systems.
- Manage and direct contractors working on building systems.
- Inspect and review building renovation / construction and make recommendations necessary for satisfactory completion to the building manager.
- Maintain quality of work, cost effectively, and complete with minimal interruption of services.
- Anticipate future equipment need, repairs, and advise building manager.
- Recommend energy conservation measures or more efficient means of servicing building systems to the building manager.
- Maintain MSDS file and ensure proper handling and disposal of any waste oil, water, treatment chemicals, and hazardous materials that may be encountered by staff.
- Maintain and keep building drawings, equipment logs, and operating journals current.
- Maintain positive tenant relations and resolve concerns
- Make necessary repairs, replacing belts, sheaves, motors, bearings, changing filters, cleaning coils, punching tubes, cleaning and painting equipment and rooms, rebuilding pumps, replacing sleeves, bearings, packing and seals, and alignment.
- Include in the operation and monitoring of all HVAC equipment, taking equipment readings and documenting every 2 hours the daily meter readings.
Qualifications
- KNOWLEDGE OF PNEUMATICS IS REQUIRED
- Must have a minimum of 5 years’ experience as a building engineer or chief engineer.
- Must be highly skilled in all mechanical, electrical, plumbing, and life safety systems.
- Able to provide preventive maintenance on air handlers, pumps, chillers, and cooling towers, boilers, supply and exhaust fans, snow melt systems, and air compressors.
- Possess good oral, organizational skills to maintain documentation, and leadership skills.
- Ability to work flexible hours and perform duties in an orderly fashion under general supervision. Willing to work early morning hours and be on call as needed.
- Valid New York State driver's license is required.
Physical Requirements
- Normal dexterity required in an office environment including hand-eye coordination, walking, sitting, standing, alertness (attention to detail), and answering of phones.
- Ability to lift up to 75 pounds and operate equipment necessary to perform cleaning/maintenance duties. Ability to climb ladders to heights up to twenty-five feet.
