POSITION DESCRIPTION

JOB TITLE: Apartment Painter

SCHEDULED HOURS Full-Time, Monday-Friday

ABOUT BRISTOL URBAN: Bristol Urban Apartments is an asset-owned real estate investment and management company that specializes in restoring, maintaining and managing vintage apartment buildings through out Portland and Vancouver. Our portfolio currently consists of 48 buildings.

JOB SUMMARY: This position is responsible for completion of full and partial paints of apartment units, meeting specified company standards.

SUPERVISES: None

WAGE STATUS: Hourly, Non-Exempt, $20-$22/hr

PAINTER FUNCTIONS:

• Proficient in paint preparation for all interior and exterior surfaces
• Capable of cutting in without masking, fast, efficient, and clean
• Knows thinning and clean up requirements for latex and oil based product
• Able to set up job, perform work independently with high degree of efficiency, cleanliness, and professionalism
• Must be able to cut-in ceiling, baseboard, one door, and average window in approximately one hour or less in an average 10x12 bedroom. Paint lines must be straight and the job clean
• Must be able to roll out an average 10x12 bedroom in about one hour
• Capable of moving and lifting ladders and equipment
• Proficient in the use of power washing equipment
• Utilize AppFolio and manage Work Orders

ESSENTIAL JOB FUNCTIONS:

• Other Duties – Perform all duties as per instructions by the company
• Any other reasonable and proper tasks as may be assigned from time to time by the Maintenance Manager

• Computer skills including Outlook, and the ability to successfully use other software solutions available via app on a mobile device.

• Ability to work independently as needed to support group efforts.

QUALIFICATIONS:

• Minimum of 2 years of experience in painting preferred
• Ability to handle assignments, which are broad in nature and complex in scope
• Ability to perform analytical and/or procedural tasks with high degree of autonomy
• Positive resident relations
• Strong organizational skills
• Must exhibit an attention to detail and follow through
• Integrity and confidentiality are critical in this environment
• Ability to adapt to vary work environments and to deal with frequent changes and unexpected events
• Capable of managing multiple and competing priorities
• Physically able to climb ladders, access HVAC systems, lift up to 50 lbs.
• Ability to interface and communicate effectively with all levels of employees
• Reliable transportation a must
• Valid driver’s license and current vehicle insurance

PHYSICAL DEMANDS: The work requires routine walking, standing, bending, and carry items weighing up to fifty pounds.
