What are the responsibilities and job description for the Accountant, Portfolio position at BRIXMOR EMPLOYMENT COMPANY, LLC?
The Portfolio Accounting team completes a global review of company results, including property net operating income with an extensive understanding and analysis on net recoveries. The Portfolio Accountant is responsible for a variety of functions including property real estate tax analysis, reviewing and monitoring tax bills and associated payments, monthly reporting, and quarterly forecasting. The main responsibilities of the Portfolio Accountant are to review and upload weekly tax bill reports, record monthly real estate tax expense, analyze changes in monthly tax expense, and assist in the completion of related monthly work papers. In addition, the position will participate and assist in one off projects and liaise and build relationships with internal and external parties (including regional Presidents and third party tax consultants).
Duties & Responsibilities:
- Review weekly reports of tax bills received and paid and ensure accurate uploads to the Access database
- Assist with the preparation of monthly real estate tax accruals
- Prepare monthly workpapers and real estate tax compliance
- Process receipt and payment of third-party consultant fees
- Prepare monthly real estate tax cash forecast for payment of tax bills
- Assist with quarterly budget and forecasting of real estate taxes
- Work across various departments of the Company to complete ad hoc requests (including Construction, Leasing, Financial Asset Management, Collections and Property Accounting)
- Work with external tax consultants to develop tax estimates related to acquisitions and development projects
- Work with regional office teams to prepare annual personal property tax returns
- Assist with the review of consultant valuation inputs and enter related assessment info in Access database
- Work with external tax consultants to obtain and provide data and review analyses related to property valuations and appeals
Qualifications:
- Accounting/Finance degree;
- Team approach with positive attitude and strong organizational skills;
- Attention to detail as well as ability to see the big picture;
- Ability to complete an analytical review over what is driving variances within reporting;
- Ability to apply critical-thinking skills when researching and resolving issues;
- Ability to multi-task and prioritize different functions and processes;
- Strong verbal & written communication skills, ability to communicate clearly with both internal & external stakeholders;
- Detailed spreadsheet expertise (Excel); working knowledge of Microsoft Access a plus.
