What are the responsibilities and job description for the Manager, Credit Risk position at Broadstone Net Lease, LLC?
The Manager, Credit Risk will conduct proactive research and provide well-thought-out and substantiated conclusions in support of investment decisions for Broadstone Net Lease. This position will manage department level training for internal systems and processes, and third-party software. Additionally, the Manager will participate in the presentation of credit assessments to stakeholder and management teams in weekly committee meetings. This position reports to the Director, Credit Risk and can be based in Rochester, NY, Phoenix, AZ, or remote location.
Essential Job Duties & Responsibilities:
- Conduct comprehensive financial and industry analyses of prospective and existing tenants to assess financial strength, monitor risk, identify trends, and evaluate performance
- Ensure the integrity and maintenance of the internal financial records of tenant financial statement files that summarize the overall financial position and risk profile of the tenant portfolio
- Compare tenant financial statements to industry peers for benchmarking and relative analysis
- Perform sensitivity analyses to assess the impact of changes in financial assumptions on tenant performance
- Track industry trends, tenant news, and market developments, including regulatory changes and rating agency disclosures
- Aggregate, transform, and interpret data from multiple sources to develop reporting packages, dashboards, and other analytical tools; seek new data sources to enhance analysis
- Translate findings into clear, concise written and verbal presentations and make recommendations to the Director, Credit Risk and senior management regarding investment opportunities
- Lead and manage training for all new Credit Risk employees, including onboarding for third-party software, internal systems, procedures, and departmental processes
- Build and maintain effective relationships with tenants and collaborate closely with internal finance, underwriting, acquisitions, and property management teams
- Develop and enhance tenant financial analysis tools, procedures, and reporting standards in accordance with company policies
- Oversee the entry and ongoing accuracy of credit attributes in MRI, including credit ratings, rent-coverage-ratio, and other various credit metrics.
- Responsible for calculating and reporting quarterly credit metrics including tenant risk ratings, aggregate investment grade percentage, site-level rent coverage ratios, and watchlist statistics
- Prepare portfolio credit information for reporting to the Board of Directors and Investment/Portfolio Review Committees with limited oversight
- Execute responsibilities in accordance with company policies and procedures
- Assume additional duties as needed
- Overtime hours may be necessary to ensure the timely completion of key team deliverable including quarterly reporting and large transaction analyses
Skills/Qualifications:
- High proficiency in MS Office Suite (Word, Excel, Outlook, PowerPoint) with advanced Excel skills
- Strong financial analysis skills with an in-depth ability to read, evaluate, and understand internal and audited financial statements and SEC filings
- Strong quantitative and qualitative analysis, data manipulation and due diligence skills, with the ability to apply data management skills to complex business situations and decisions
- Knowledge of financial ratio analysis and GAAP accounting
- Understanding of finance, real estate, and capital markets terms and concepts
- Demonstrated ability to take ownership of assigned tasks and processes, with an ability to prioritize multiple projects and a commitment to meet strict deadlines
- Strong attention to detail with a focus on quality and accuracy in a fast-paced environment
- Experience hosting external calls with counter parties regarding operating and financial performance
- Excellent verbal and written communication and presentation skills with ability to effectively present data and findings
- Strong collaborator with a proven ability to work across teams, functions, and levels of the organization
Education/Experience:
- Bachelor’s degree in finance, accounting, or related field from a four-year accredited college or university required
- 6 years of commercial credit underwriting experience required
- Commercial real estate experience a plus
- Experience with Moody’s Investors Service, and/or S&P CapitalIQ tools a plus
- Experience with Real Estate Software (MRI or Yardi) and/or Power BI a plus
Environment and Physical Demands:
- Professional office environment with routine use of standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machine; noise level typical of a standard office environment
- Prolonged sitting, computer and telephone use, as well as standing, filing, stooping, bending, reaching and lifting, and carrying up to 15 pounds
- Ability to travel by plane, train, and automobile and operate a motor vehicle

The base salary range for this role is: $90,000 - $110,000. This range is Broadstone’s good faith estimate of the annual base salary it reasonably expects to pay for the position at the time of this posting. There are several factors taken into consideration in making compensation decisions including but not limited to the individual’s experience, skillset, relevant education & certifications, job-related knowledge, location, and other relevant factors identified through the recruitment & selection process.
