Position Overview & Purpose

The Property Manager supports successful day to day operations of the property through implementation of those policies, procedures, and programs that assure a well-managed and maintained building, placing emphasis on positive response to the concerns and needs of tenants and increasing the value of the property being managed.

Essential Duties & Responsibilities

  • Business Management
    • Develops and administers business plan, action plan, and budget for property, ensuring management practices are in alignment.
    • Collects, analyzes, and reports statistical data required to provide accurate and current assessment of building management results.
    • Maintains ongoing communication with the Development Officer of the property and appropriate Accounting Controller.
  • Financial Management
    • Closely manages expenses and tracks revenue to attain or exceed NOI.
    • Participates in weekly pricing reviews and proposes changes as appropriate.
    • Completes weekly status reports and monthly financial reporting package, including budget variance and activity summary.
    • Creates annual budget in Yardi
    • Maintains contract binder and tracker
    • Manages day to day financial activities of property with specific attention to accounts receivable, collection activities, maintenance of accounts payable on a current basis, taking advantage of discounts whenever possible, and the maintenance of all necessary financial records and files in an accurate and timely manner.
  • Operations, Maintenance, and Facilities Management
    • Manages day to day building operations to ensure quality standards
    • Supervises all maintenance programs relating to the interior and exterior condition and appearance of the property.
    • Selects outside contract services and vendors and negotiates service agreements.
    • Day to day monitoring of vendor performance ensuring compliance with service agreement standards.
    • Works with Maintenance Supervisor to:
      • Maintain make ready board
      • Keep up on preventative maintenance
      • Resolve building maintenance issues
      • Complete comprehensive weekly property walks
  • Tenant Relations & Leasing
    • Ensures positive and prompt response to requests from building tenants.
    • Implements ongoing contact programs to constantly assess tenant needs and ensure problems are being solved promptly and to the mutual benefit of the tenant and property.
    • Administers all tenant leases in full compliance with lease provisions.
    • Determines timely escalations.
    • Collects all rent in a timely manner.
    • Maintains timely action to lease available space upon the building reaching a 90% occupancy level.
  • May be required to assist in special projects or activities as requested by RPM or corporate leadership
Supervisory Responsibilities

  • Develops and administers on the job training activities for subordinates and trainees in adherence with Company policies and procedures.

Knowledge, Skills, & Abilities

  • Excellent written and verbal communication skills, including writing reports, business correspondence, and procedural manuals.
  • Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public and regulatory agencies.
  • Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, and government regulations.
  • Ability to define problems, collect data, establish facts, and draw valid conclusions.
  • Ability to interpret an extensive variety of technical instructions in mathematical or diagram form, and deal with several abstract and concrete variables.
  • Ability to solve practical problems with a variety of concrete variables in situations where only limited standardization exists.
  • Ability to perform basic math in all units of measure, including whole numbers, common fractions, decimals, and to compute rate, ratio, and percentages
  • Ability to draw and interpret graphs.
  • Ability to analyze and interpret lease agreements.
  • Basic computer and software skills, including word processing, data entry and analysis, and presentation development.
  • Advanced computer and software skills, including [list specific software] or equivalent.
  • Ability to appropriately prioritize and manage multiple requests at once.
  • Organized, detailed, reliable approach to duties and communication.
  • Consistently professional, collaborative, and responsive approach to customer service and interactions with colleagues.
  • Strong ability to self-motivate, take initiative, and manage time to accomplish duties and projects independently.
  • Excellent judgment and ability to ask for help in critical applications.

  • Strong ability to supervise and direct large teams.

Qualifications & Competencies

BASIC

Property Manager (JD)

  • Bachelor’s Degree in a related field
  • 3 years related experience
  • Previous leadership experience
  • Prior sales experience in leasing, retail, banking, and/or other related field(s)
  • Understanding of Fair Housing laws
  • Demonstrated proficiency with work processing, calendar management, Yardi or similar software program, and social media
  • Ability to meet flexible scheduling needs
  • Must be able to provide proof of eligibility to work in the U.S.

SCHEDULE

This position is full time permanent. Working hours are during normal business hours. Occasional weekend and evening work required.

Working Conditions & Physical Requirements

Duties are conducted indoors in environmentally controlled conditions, and outdoors in many weather conditions.

Due to current and potential future local, state, and federal government orders concerning the COVID-19 pandemic, working conditions may be adjusted as necessary to provide employee safety and comply with applicable ordinances. The company is considered an “essential service,” and in person work may be required. The company will take all possible measures to increase employees’ safety.

Compensation

WAGES

  • This position is paid an annual salary. FLSA Status: Exempt, Not Eligible for Overtime
  • Salary Range: $95,000 - $105,000
  • Exact salary is determined within the stated range by merit; seniority; production rate and/or quality; geographic location; education, training, and/or experience related to job duties and responsibilities; or travel required by the position.
  • Potential additional compensation includes annual bonus.
