What are the responsibilities and job description for the Estimator position at Bryan Construction?
The Estimator is responsible for all aspects of estimating, including preconstruction, hard bids, negotiated bids, budgets, general conditions, systems studies and comparisons, value engineering, subcontractor relations, and staying abreast of industry developments applicable to estimating. Multifamily estimating required.
Prepares bid packages, conceptual estimates, analysis of subcontractor bids for projects of medium size and complexity. Interfaces with owners, A/Es to provide cost data regarding project feasibility.

Negotiated – Preconstruction Phase
♦ Reviews all RFP documents
♦ Prepares GCs and/or RFP estimate at the direction of Precon Mgr (if necessary)
♦ Prepares take-offs and prepares estimates at various stages of design (Conceptual, SD, DD, CD, GMP)
♦ Compares project budget to past project costs
♦ Prepares complete Estimate Submittal Package and presents to Owner
♦ Attends OAC pre-con meetings
♦ Develops/prepares VE list and presents to team
♦ Contacts appropriate subcontractors for assistance on various estimates
♦ Can be lead person for BCI pre-construction activities through GMP
♦ Develops potential subcontractor list and gathers input from PM and Superintendent
♦ Develops a detailed scope of work utilizing the Master Estimate
♦ Works with the Project Superintendent in preparing a construction schedule
♦ Submits and manages all RFIs during the preconstruction phase
♦ Participates in preparing and presenting the GMP to the client
Hard Bid
♦ Make arrangements to pick up bid documents from Architect
♦ Thoroughly reads all bid documentation and assesses risk factors
♦ Attends pre-bid conference
♦ Does an Area Analysis – verifies gross SF of the building
♦ Contacts Lockton and secures bid bond
♦ Develops a basic construction schedule, sufficient for bidding
♦ Contacts the right subs and suppliers; especially subs that will give BCI a bid advantage
♦ Performs take-offs and pricing of various materials that are critical to BCI (i.e.: site work, concrete, carpentry, doors frames & hardware, GCs, temp heat, etc.)
♦ Looks for conflicts on the drawings/specs and submits RFIs to architect for clarification
♦ Handles all document distribution to subs/suppliers
♦ Selects the necessary assistants to help on the bid
♦ Identifies all subcontractor scope of work – can analyze subcontractor bids
♦ Sets up bid day spreadsheet
♦ Set up/take down bid room
♦ Extrapolate unit cost information from bid
♦ Lead turn-over meeting (handoff to PM/Superintendent)
♦ Collect and return all bid documents to the Architect and collect refundable plan deposit check
Bid Administration
¨ Prepares and maintains status of plan reproduction
¨ Solicits and maintains communication with subcontractors and vendors, seeks and qualifies new subcontractors
¨ Prepares subcontractor bid packages
¨ Transmits addenda and other bid information to subcontractors
¨ Ensures that we have the proper coverage from subcontractors on bid day
¨ Contacts supply houses to obtain additional subcontractor bids
¨ Shows creativity and resourcefulness to gain better pricing from subcontractors
¨ Submits 100% of bids and budgets by the bid deadline – no exceptions
¨ Enters all relevant information into Timberline
Project Knowledge
¨ Review bid requirements thoroughly and asks follow-up questions on every bid
¨ Has a thorough understanding of the scope for specific trades assigned
¨ Develops RFI’s and clarifications and ensures adequate subcontractor coverage and shows interest
¨ Performs a comprehensive “bid day” analysis and scoping of specific assigned trades
¨ Understands how to fit subs to the size/scope of project
¨ Creates bid lists that fit scope of job, ensuring we have the right subs for the project
¨ Minimize exclusions by “doing our homework”
¨ Include value-engineering on every bid
Follow-up & Closing
¨ Consistently follows up on submitted bids and budgets with Architect and/or Construction Manager to close business
¨ Knows architects, construction managers, property managers, brokers and can close business
Project Turnover
¨ Properly turns over bid documents and sub buyout information to Project Manager in a timely manner
¨ Review drawings with Project Management team and highlight areas of concern
¨ Review job cost with Project Management team and highlight any subs/material vendors that still need to be awarded
¨ Complete project kick-off form to ensure compliance
Preferred Education and Experience:
- Bachelor's Degree in Construction Management or Engineering
- 1-3 years in Estimating, preferably with a construction general contractor for commercial
- Experience in commercial, education, hospitality, and/or multifamily.
- Ability to read engineering and architectural drawings and specifications.
- Strong analytical skills.
- Outstanding and professional oral, written communication, and interpersonal skills.
Position Type/Expected Hours of Work:
- This is a exempt position. The employee must be available to work from 8 am to 5 pm and is expected to work 40 hours each week. This is not a remote or work from home position.
- Travel may be local during the business day.
