Summary
GENERAL SUMMARY:
The Maintenance Supervisor delegates tasks, directs staff in daily work assignments, and assesses progress. Provides maintenance expertise in a variety of areas. Utilizes knowledge of manufacturer’s manuals, troubleshooting techniques, and preventative maintenance schedules. The Maintenance Supervisor is responsible for coordinating Hospital on-call shifts, including snow call shifts. The Maintenance Supervisor takes the lead on in-house construction projects and organize utility shutdowns.
PRINCIPAL JOB FUNCTIONS:

5. Assumes management responsibility when department Manager is off site.
6. Completes and conducts thorough, timely, and well-documented performance appraisals; provides mentoring and coaching as appropriate.
7. Provides positive reinforcement; encourages, redirects, and corrects employee performance as appropriate and documents as required.
8. Orients employees to department, work area, and Bryan Medical Center; coordinates training needs/expectations with Facilities Manager
9. Assists in the preparation of departmental budget; schedules work, monitors expenses, and makes adjustments as necessary to achieve established budget goals.
10. Demonstrates computer skills and utilizes systems to enhance department performance and contribute to the achievement of assigned goals.
11. *Coordinates on-call and snow shifts.
12. *Provides maintenance expertise in one or more areas of maintenance, i.e., computerized or automated building systems, equipment maintenance.
13. *Responds to maintenance service requests and repair needs for all buildings assigned.
14. *Welds, fabricates and repair metal components utilizing stick, gas, TIG and/or MIG welding techniques/methods.
15. *Conducts preventative maintenance evaluations on assigned equipment; maintains logs, records and reports as required per departmental or regulatory requirements.
16. *Writes, updates, and trains other maintenance personnel on preventative maintenance procedures; utilizes knowledge of building codes, ordinances and other regulatory requirements to accomplish work assignments.
17. *Works with departmental personnel to conduct pre-purchase evaluations of equipment and makes suggestions as appropriate; participates on task forces and committees as requested.
18. Works collaboratively with the Facilities Maintenance Manager to assure meaningful leader/employee rounding is completed.
19. Attends training classes to expand and maintain proficiency on assigned equipment and systems, advances work knowledge by participating in continuing education, reading periodicals/reference books and seeking ongoing development opportunities.
20. Enters restricted access areas, without supervision, to perform assigned work.
21. Performs other related duties as assigned.
22. Take care of all the time cards for all staff assigned.
23. Be fully involved with organizing utility shutdowns with trades people
24. Be responsible for coordinating shift coverage when shift workers cannot work
25. Help schedule and Manage interior construction projects including obtaining necessary permits and working with architects/inter designers from project initiation to completion
26. Conducts monthly in-services and continuing education meetings for staff and documents attendance and what was discussed.

REQUIRED KNOWLEDGE, SKILLS AND ABILITIES:
1. Knowledge of construction and maintenance activities, building systems and related equipment.
2. Knowledge of electrical and electronic principles and practices including installation, repair and maintenance.
3. Knowledge of computer hardware equipment and software applications relevant to work functions.
4. Knowledge of all aspects of the facilities in their area of responsibilities.
5. Skill in the operation and maintenance of power tools, hand tools and measuring devices.
6. Skill in interviewing candidates in conjunction with the Facilities Maintenance Manager.
7. Ability to estimate materials, time and costs of building construction and repair projects.
8. Ability to detect and utilize problem-solving skills in correcting malfunctioning systems.
9. Ability to read, interpret and analyze schematics, drawings and blueprints.
10. Ability to prioritize work demands and coordinate the work of others.
11. Ability to communicate effectively both verbally and in writing.
12. Ability to practice proper body mechanics to ensure personal and customer/patient safety.
13. Ability to react and function appropriately under stressful and in emergencies.
14. Ability to coordinate day-to-day operations and prioritize work demands with minimal supervision.

EDUCATION AND EXPERIENCE:
High school diploma or equivalency required. Graduation from a trade school required. Minimum of five (5) years experience in building maintenance required. Certification in one or more areas of building maintenance
OTHER CREDENTIALS / CERTIFICATIONS:
Valid State of Nebraska Driver’s License required. Verification and maintenance of responsible driving record per facility standards required.
PHYSICAL REQUIREMENTS:
(Physical Requirements are based on federal criteria and assigned by Human Resources upon review of the Principal Job Functions.)
(DOT) – Characterized as very heavy work requiring exertion in excess of 100 pounds of force occasionally, and/or in excess of 50 pounds of force frequently, and/or in excess of 20 pounds of force constantly to move objects.
Long periods of standing, lifting, walking, bending, pushing, pulling, climbing and crawling with occasional exposure to high voltage, high temperatures and heights from 25 - 120 feet; exposure to latex, body fluid, blood, fiberglass and fire proofing insulation, dust, noise and exposure to wet and damp places. Must wear personal protection devices and clothing, i.e. respirator, hard hats and safety back belts. May work in an on-call capacity and be required to work holidays, weekends, evening and nights, overtime as needed including seasonal work, i.e. snow removal.
