Here are some responsibilities for the potential Special Projects Technician:
- Maintains a professional, courteous manner with all residents, vendors, contractors, and staff.
- Responsible for complying with all safety standards within OSHA specifications and all company guidelines, reporting any discrepancies immediately to the Maintenance Supervisor and Community Manager.
- stair tread replacements: Consider various materials like pine, oak, or prefinished options for durability and aesthetics.
- Sheetrock repairs: Address any damage with patching techniques, ensuring a smooth finish before applying primer and paint.
- Kilz usage: Apply Kilz primer to clean surfaces, using it to seal and block stains before painting.
- Painting Sheetrock repairs: Use a high-quality primer after repairs, followed by the desired paint color for a refreshed look.
- Installing Pressure relief valves on Water Heaters: Follow proper installation guidelines to ensure safety and compliance with local codes.
- Replacing Light Fixtures in Water Heater Closets: Choose fixtures that provide adequate lighting and are suitable for the closet's environment.
- Installing overflow drains on Water Heaters: Implement overflow systems to prevent water damage and maintain system integrity.
- Adding fire-resistant foam around PVC pipes: Use appropriate fire-retardant expanding foam to insulate and protect pipes in high-temperature areas.
- Replacing Water Heater Closet doors: Select insulated doors that provide easy access and enhance energy efficiency.
- Re-taping HVAC duct work in Water Heater closets: Use foil duct tape and mastic to seal leaks and improve air flow efficiency.
- Performs other duties as assigned.
As the ideal candidate, your background includes:
- Completion of high school/GED or specialized vocational training preferred.
- 1 years of experience in building and facility maintenance is preferred. Bring your experience as a handyman, doing home repairs, home/commercial renovations, DIY projects, etc.
- Must possess the ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Must be able to read and write in English at intermediate level to read diagrams, meters, instructions, write reports, etc.
- Ability to problem solve and troubleshoot equipment.
- Willingness to work harmoniously with other staff, vendors, contractors, and residents.
- Organized and detail-oriented with a strong level of accuracy and the ability to multitask.
- Ability to prioritize and adhere to strict deadlines.
- Licensing and trade certification in HVAC, Electrical Wiring, or Plumbing are highly desired.
- High level of integrity; ability to handle confidential resident information.
- Ability to work overtime and on-call, as well as a non-traditional schedule including evenings, weekends and holidays as needed.

- Must have a valid Driver's License, current automobile insurance, and reliable transportation.
