Residential Construction Manager
Buchanan Construction is looking for a team member who is capable of producing high quality homes while also maintaining exceptional client relationships. Our Construction Managers supervise on-site construction activities for their assign projects from contract signing through completion and ensures that the client vision is carried out with Integrity, Quality, and Professionalism.
Duties and Responsibilities
- Obtain all necessary permits and licenses
- Maintain constant communication with clients through closing process directly and through project management software
- Conducts pre-construction, selection, progress, and closeout meetings with the client
- Resolves customer service issues and production problems during construction phase to maintain customer satisfaction
- Review the project in-depth to schedule contractors, deliverables and estimate costs
- Review project plans and specifications to determine appropriate construction methods
- Maintains project management software to ensure all phases of work are completed in a timely manner and client is updated on construction progress
- Implement new or modified schedules in response to delays, bad weather, or construction site emergencies
- Confer with supervisory personnel, project owners, trade partners, and design professionals to discuss and resolve matters, such as work procedures, complaints, or construction problems
- Handle negative situations in a diplomatic and professional manner
- Reviews and analyzes project, on a daily basis, to monitor and ensure compliance with plans and specifications, ensure quality construction standards, safety, and the use of proper construction techniques, materials, and equipment
- Directly supervises subordinates and trade partners
- Carries out supervisory responsibilities in accordance with Company policies and procedures
- Ensure readiness & requests required inspections.
- Ensure that all elements of the job site make positive impressions on clients and the public; that all job sites are clean and orderly, demonstrating professionalism and attention to detail
- Maintain good current understanding of applicable building codes, zoning ordinances, OSHA requirements, and other legal restrictions
- Prepare and submit budget estimates, progress reports, and cost tracking reports
- Prepare internal and external reports pertaining to job status.
- Review, code, and approve trade partner and vendor invoices
- Understand and operate word processors, spreadsheets, email, project management software, etc. to enter data, update information, etc.
- Review project budgets and client invoices
- Verify that each trade partner has completed his contractual requirements as condition to beginning his work at the jobsite
- Verify all trade partners have provided a completed Trade Partner Agreement, W-9, and Certificates of Insurance
- Evaluate construction methods and determine cost-effectiveness of plans
- Assist with special projects as requested and perform additional duties as required
Job Requirements
- Proven experience as construction project manager
- In-depth understanding of construction procedures, material and project management principles
- Familiarity with quality, health, and safety standards
- Good knowledge of MS Office
- Familiarity with project management software
- Outstanding communication and negotiation skills
- Excellent organizational and time-management skills
- A team player with leadership abilities
- BS/BA in engineering, building science, construction managerment or equivalent work experience
- Ability to pass a drug screening
Skills and Abilities
Adaptability and flexibility to work effectively in a fast-paced environment with ability to coordinate several activities simultaneously. Decisiveness, decision-making and problem-solving abilities to select among alternative courses of action within budget limitations. Customer-service oriented with good interpersonal skills; good verbal and written communication skills for interaction with a variety of people inside and outside the organization. Good construction knowledge; blueprint reading; computer skills and use.
Work Conditions
Exposure to undesirable environmental conditions as well as some health and safety risks. Appropriate equipment and precautions required. Travel demands which require possession of a valid driver’s license.
