Responsibilities
- Perform all leasing functions related to residency inquiries including telephone, video, email, and web inquiries, and maintaining detailed records in the property’s property management software.
- Conduct virtual tours utilizing company provided software, and recommend prospects utilize self-guided tour options for in-person tours.
- Capable of overcoming objections, cross selling, and upselling floor plans and/or communities.
- Complete regular follow-up on all active prospects for the properties that are assigned to employee.
- Provide and explain applications to prospective residents.
- Screen and notify applicants of their acceptance or denial as residents in accordance with company procedures, Equal Housing Opportunity (EHO) requirements and any applicable program regulations.
- Collect all qualifying income documentation based on resident application screening criteria.
- Assist prospects in completing all required paperwork associated with the leasing process.
- Schedule new move-ins and alert on-site personnel to the move-in so they can properly prepare for it.
- Adapt and embrace new technology as it is rolled out.
- Provide detailed analysis of common objections to prospects leasing at properties.
- Verify that applicants and new move-ins have paid all signing fees, deposits, and first month’s rent prior to their move-in day.
- Review availability reports and communicate availability in a timely and professional manner to active prospects.
