What are the responsibilities and job description for the Apartment Maintenance Technician - Crossings at North Loop position at Buckingham Property Management?
Buckingham Property Management has an immediate opening for an experienced Apartment Maintenance Technician ensuring superior curb-appeal, timely and quality unit turns and overall maintenance of multi-resident Affordable Housing apartment community(ies) at its Crossings at North Loop property in Antelope, California!
This position does not provide housing as a condition of employment.
A person in this position works in partnership with the Community Manager, other Maintenance Technician(s), Maintenance Lead (if assigned) in the completion of requested service and/or maintenance work in accordance with Company standards. Works with outside contractors (as appropriate) to ensure the preservation of assigned property(ies).
The selected individual will have at least two (2) years of experiencein commonly used practices and procedures in the maintenance field; and working knowledge of basic maintenance repairs and troubleshooting, completion of work orders and turnover of vacant units in preparation for quality move-ins.
While other duties may be added, the Essential Duties and Responsibilities of the position include:
- Adheres to established work schedule and property schedule, including but not limited to, daily Zoom meeting, daily property walk-through with Community Manager and/or Maintenance Lead (if assigned) to maximize curb appeal, overall community appearance, and preservation of client asset; reports issues immediately and makes recommendations for improvement to District Supervisor and/or Director of Property Management;
- Responds to after-hours emergency situations at the property, as directed by the District Supervisor and/or Director of Property Management;
- Works as a professional partner with the Community Manager and District Supervisor ensuring daily communication as to status of priorities at property and all issues that may need support either via email or via the daily Zoom meeting;
- Physically walks the property on a daily and frequent basis to maximize curb appeal and overall community appearance. Completes necessary cleaning; pulls weeds and removes litter, debris, cigarette butts and pet droppings from the grounds particularly ensuring that the following areas are neat and clean at all times: community office, pool area, laundry rooms, stairways and breezeways, dumpster areas, recreation areas, grounds adjacent to the road and in front of the community office, walkways to and from, and in-between buildings, parking lots and drives.
- Physically walks the property on a daily and frequent basis and cleans and rakes shrub areas; shovels mud when necessary. Uses blower to keep sidewalks and walking areas clean of loose grass and brush. Checks exterior light fixtures daily and addresses issues immediately.
- Completes various physical tasks as necessary (e.g., tearing down fences, digging post holes, climbing multiple flights of stairs, carrying buckets of paint, carrying sheetrock, lumber and flooring materials, carrying abandoned sofas, etc.)
- Partners with Community Manager and/or Maintenance Lead (if assigned) in the scheduling of quality, prompt and professional response to service requests from residents such as:
o Plumbing: clearing stoppages and replacing fittings, replacing fixtures, fittings, valves, and garbage disposals;
o General Carpentry: wallboard repair, countertop/cabinet replacement, finish carpentry, door/lock repair, ceramic tile repair, fitting doors, freeing window and door jams, and light woodwork;
o Basic Electrical Repairs: appliances, air conditioning, heating, light fixtures, switches, outlets, ballasts and circuits;
o Custodial: sweeping, mopping, vacuuming, carpet shampooing, emptying community trash bins, cleaning windows, laundry and community room maintenance, and the cleaning of units;
- Partners with Community Manager, Maintenance Lead (if assigned) in the scheduling/completion of unit turns to ensure units are “rent ready” (including but not limited to painting, cleaning and repairing) within 7-10 days of move-out; communicates obstacles affecting timely completion of turns to District Supervisor in a timely manner;
- Performs detailed cleaning as necessary, including but not limited to, washing exterior buildings, cleaning amenities, community rooms, building windows, laundry rooms, common area restrooms, fitness rooms, pool area and BBQ areas.
- Performs "trash-out" duties at vacated units on a daily basis. Removes all abandoned furniture, trash, boxes, etc. Transfers trash and other items left outside of dumpster into dumpster or storage area, whichever is applicable. Keeps dumpster/compactor doors closed at all times.
- Responsible for daily cleanup of trash, trash bins, and loose debris, and disposes of any waste according to safety guidelines. Pressure washes common areas and trash areas monthly.
- Cleans and maintains storage and maintenance shop areas and ensures that both remain locked when not in use. Conducts monthly physical inventory of materials, and timely requesting appropriate tools, equipment and supplies.
- Performs work area clean-up and practices proper safety protocol at all times.
- Identifies and resolves safety hazards throughout the community, including but not limited to burnt out lights, trip hazards, broken sprinkler heads, pools of water.
- Immediately reports and/or initiates action to correct unsafe conditions to the Community Manager and District Supervisor. If timely response does not occur, reports unsafe conditions to Director of Property Management.
- Maintains accurate record keeping of preventative maintenance, work orders, large replacements (e.g. carpet or appliance replacements), annual inspections, and large capital projects (e.g. HVAC replacement, asphalt, etc.)
- Prepares for and participates in regulatory audits and/or inspections;
- Performs and/or participates in monthly, quarterly and annual inspections of units, buildings, and/or common areas, as required;
- Performs scheduled maintenance on all equipment in accordance with manufacturer's recommendations and operating manuals;
- Ensures security of property assets, including but not limited to: office, laundry room, pool, community room and buildings by setting appropriate alarm systems and/or setting appropriate locks;
OTHER SKILLS, ABILITIES OR QUALIFICATIONS
- Experience and understanding of basic plumbing, electrical and/or appliance repairs, preferred.
- Ability to read and interpret equipment operating manuals and instructions guides. Ability to read and understand Company policies and procedures.
- Ability to resolve maintenance and service issues quickly and in a quality manner.

Buckingham will supply and take care of all tools and equipment that are required by Buckingham or are necessary to do the job unless an employee makes at least twice the California minimum wage and that employee works in a recognized trade or craft, in which case the employee may be required to provide and care for all hand (not power) tools and equipment usually necessary for that type of job. All tools furnished by Buckingham must be returned by employee upon termination of employment.
BUSINESS TRAVEL REQUIREMENTS
BPM reasonably expects driving to be one of the job functions for this position, therefore, qualified applicants must have reliable transportation for business travel purposes.
- Travel requirements are of a local nature (within 100 miles) up to ¼ of time.
- Employees are reimbursed for the approved use of their personal automobile on official Buckingham business.
- Employee who are required to use their personal automobiles for business travel must provide evidence of liability insurance coverage as well as evidence of and maintenance of a valid driver’s license upon hire and in accordance with Buckingham policy.
SCHEDULE AND COMPENSATION
While the typical schedule for a person in this position is 40 hours per week (Monday-Friday: 8-5 p.m. with a one-hour lunch generally between 12-1 p.m.) plus after-hours emergency response required of a person who is required to live on premises in Company-provided housing as a condition of employment, additional hours may be available and/or necessary on holidays and during evenings and/or weekends, according to the needs of the business.
Compensation for this full-time, hourly non-exempt position is $23.00 - $23.00 per hour.
