General Property Manager Job Description

Nestled in the heart of Miami, Buckley Towers Condominium is a historic 18-story residential complex at 1351 NE Miami Gardens Drive, offering breathtaking water and city views. Originally established in 1968, the property consists of two towers with 564 apartments. With easy access to I-95, US-1, and the Skylake commercial district, it’s ideally positioned for residents to enjoy the best of Miami living. In April 2024, Buckley Towers entered a new chapter with the election of a forward-thinking Board of Directors focused on transparency, community engagement, and creating a better living experience for all. This is an exciting opportunity for a dynamic, experienced leader to shape the next phase of this community’s growth and success.
Key Responsibilities
Leadership & Operational Excellence
- Manage daily operations of Buckley Towers, ensuring the highest levels of maintenance, security, and resident satisfaction.
- Lead and inspire teams across maintenance, housekeeping, security, and administration to foster a culture of excellence and accountability.
- Ensure that all property components—structural elements, mechanical systems, and common areas—are in optimal condition and fully compliant with regulations.
- Work alongside engineers, contractors, and the Board to manage capital improvement projects, ensuring smooth execution, cost efficiency, and minimal disruption for residents.
- Implement a proactive maintenance strategy to preserve the property’s long-term value and minimize unexpected costs.
Financial Stewardship & Budget Management
- Partner with the Board to develop a strategic annual budget focused on financial health, cost efficiency, and sustainability.
- Provide clear, insightful financial reports, including forecasts and variance analyses, to support informed decision-making.
- Develop and enforce strong financial controls to safeguard the community’s assets and prevent unnecessary expenditures.
- Negotiate contracts with vendors and service providers to ensure top-quality service at competitive rates.
Project & Construction Management
- Act as the primary point of contact between the Board, contractors, engineers, and project managers for major renovations and capital projects.
- Deliver clear, consistent project updates to residents and the Board, proactively addressing concerns and ensuring transparency.
- Ensure construction projects are completed on time and with minimal disruption to residents' daily lives.
Resident Relations & Community Engagement
- Foster a vibrant and connected community by creating a culture of transparency and open communication with residents.
- Serve as the go-to contact for residents’ concerns, ensuring rapid, effective resolution.
- Develop and distribute regular newsletters and digital updates to keep residents informed and engaged.
- Work closely with the Board to rebuild trust in leadership and promote a strong sense of community.
Governance & Legal Compliance
- Ensure that Buckley Towers complies with Florida condominium laws, building codes, and governing documents.
- Support the Board in executing election processes, adhering to governance best practices, and maintaining legal compliance.
- Uphold and enforce community rules and regulations fairly and consistently, promoting a positive living environment.
Milestone Inspection & Maintenance Management
- Oversee milestone inspection projects, ensuring compliance with all Miami-Dade County regulations and property standards.
- Coordinate with engineers, contractors, and inspectors to schedule and complete necessary inspections.
- Keep detailed records of inspections and manage follow-up actions, communicating outcomes and repairs to residents and the Board.
- Develop and manage comprehensive maintenance, janitorial, and security plans to ensure the property remains clean, safe, and welcoming at all times.
Collections & Financial Management
- Oversee collections of association dues, ensuring timely payments and working with residents to establish payment plans when necessary.
- Implement effective collection policies and collaborate with legal counsel for delinquent accounts and lien processes.
Community Building & Engagement
- Create a sense of belonging by organizing and facilitating community events and meetings that encourage resident involvement.
- Maintain an inclusive environment, managing diverse residents’ needs and concerns with sensitivity and responsiveness.
- Ensure compliance with community rules and regulations, addressing violations promptly and professionally.
Qualifications & Experience
- Active Florida CAM License (REQUIRED).
- 7 years of experience managing high-rise condominiums or luxury residential properties.
- Proven expertise in overseeing large-scale capital projects and property restorations.
- Strong financial management skills, including budgeting, cost control, and financial reporting.
- Exceptional leadership, communication, and interpersonal skills, with a proven ability to engage with diverse communities.
- Proficiency in property management software, Microsoft Office, and financial reporting tools.
- In-depth knowledge of Florida condominium laws and vendor negotiations.
