Construction Superintendent- Residential

We are looking for an experienced Construction Superintendent to plan, coordinate, supervise and document work for a group/territory of new Residential Construction projects from start to finish. This position manages all functions of the job site as it relates to home construction while providing excellent customer service. The Superintendent manages the construction of multiple homes from permit to closing by scheduling and supervising job site subcontractors, homeowner walk-throughs, and inspections while maintaining company construction and safety standards.

Essential functions:

• Plan and direct construction activities on building sites.
• Schedule all involved subcontractors for each phase of development and construction.
• Completes each home site on schedule from planning through occupancy, ensuring all contract obligations are satisfied.
• Approves work being performed by subcontractors and handles any related issues.
• Authorizes payment of subcontractors upon thorough inspection of work.
• Maintains a safe work site by implementing safety requirements and good housekeeping regulations, enforcing safe work habits, observing OSHA requirements and any state regulations.
• Maintains compliance with all applicable building codes.
• Verify all checklists are completed and inspections are scheduled and passed.
• Recognize and enforce quality standards through inspection of homes under construction.
• Monitors homesites’ cleanliness and holds subcontractors responsible for daily clean-up.
• Communicate with homeowners to ensure concerns are addressed in a timely and professional manner.
• Conducts all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the company.
• Ability to work additional hours as necessary to meet business needs.
• Develops and maintains good rapport with subcontractors, homeowners, city officials and inspectors.
• Execute company policies and enforce uniformity on construction methods to ensure compliance with quality standards.

Required Skills/Abilities:

• Proven experience as construction superintendent.
• In-depth understanding of construction procedures and material and project management principles.
• Excellent leadership, communication, organizational, and time-management skills.
• Ability to read and understand blueprints, schematics, and construction documents.
• Advanced level computer skills to include MS Office: Outlook, Word, Excel.
• Knowledge of BuilderTrend is preferred.

Education and Experience:

• Bachelor’s Degree or 3-5 years of construction management experience in a field supervisory role.

Requirements:

• Valid driver’s license with positive safety record.
• Must be able to traverse and inspect all areas of jobsite in all types of weather; this may include walking, climbing, reaching, bending, crawling, or stretching.
• Must be able to lift up to 50 pounds at a time.
• Requires frequent travel to and movement throughout jobsites.
• Exposure to characteristic construction site dangers.
• Must be on-call to address delays, emergencies, bad weather, and other issues at the jobsite.

Job Type: Full-time

Pay: $66,000.00 - $86,000.00 per year
