Responsible for managing multiple properties and customers while overseeing daily maintenance technicians, apprentices and scheduled tasks.
More specifically, the Account Manager will:
- Manage Customer contracts for maintenance and small projects. Work with back office to set up sub- contracts etc.
- Ensure all team members are working safely with up-to-date equipment.
- Always lead by example, have constant and respectful communication with customers and peers.
- Approve all Corrigo workorders assuring that all time, materials and subcontractors are included.
- Schedule time for technicians per customer’s needs (contracts). Communicate number of hours and times so Technicians can schedule their time accordingly.
- Document disciplinary issues with Technicians and preform yearly reviews and develop action plan.
- Monitor all technicians and apprentices time, materials bought and sub-contractor work that is on Corrigo workorders weekly.
- Manage billable time for themselves and their team members
- Inspects buildings and other structures to determine functional systems and detect malfunctions and needed repair making notes and recommendations.
- Oversee afterhours and emergency work on properties as needed. Be available for phone conversations 24/7 (company phone stipend)
- Responsible for recording time, job, location, adding line items for sub-contractors /supplies and closing out workorders in Corrigo workorder system.
- Enter time before moving on to next task so time is kept daily. Submit time weekly on Monday before 9:00 Am.
- Performs some maintenance tasks as needed to stay billable but still have time to do office work to keep AP and billings up to date.
- Help maintain an organized and tidy facility.
- Keep company vehicle clean and always organized.
- Coordinate and monitor subcontractors.
- Always have Division Managers approve any large tools or equipment before buying or ordering.
- Performs other work-related duties as assigned.
- Must be able to multi-task.
Requirements
- GED or high school diploma
- 3 - 5 years Commercial Building Maintenance Experience
- Valid Driver's License
- Attention to detail and customer focused
- Ability to work independently with minimal supervision
- Excellent interpersonal, organizational and trouble shooting abilities
- Previous management experience required
- Basic understanding of electrical, HVAC, plumbing and carpentry
- Basic computer knowledge.
