Responsibilities:
- Review project plans, requirements and specifications to develop a comprehensive understanding of the project and develop scope of work, material, labor and equipment costs as it relates to demo, carpentry and drywall trades
- Assess constructability and product material requirements in the project documents. Develop and recommend value engineering when applicable
- Prepare quantity takeoffs and estimate of scope either through self-perform production-based estimate or unit price conceptual estimating from preliminary through complete construction documents
- Solicit bids/quotes; involves comparison and analysis of competitive vendor and supplier bids
- Develop/maintain vendor relationships and negotiate material purchasing rates from preferred vendors
- Prepare estimates according to the requirements of multiple contract delivery methods
- Reviews vendor quotes and estimates with the project management and field operations team prior to bid completion
- Make award recommendations for materials and equipment for self-performed work to Project Management team
- Work closely with Field Operations Team to benchmark, reconcile and adjust production rates, as well as resolve field issues
- Research, prepare, transmit and track RFIs, submittals and change orders
- Organize and track historical costs for cost estimating
- Monitor weekly production on projects and participate in weekly Field Operations meetings
- Perform job site visits and project walk-throughs
- Transition projects effectively from the budget/bid/estimate phase into construction with Operations team
- Oversee and review self-perform estimates developed by Operations and Estimating staff
- Handle multiple estimates, with varying levels of oversight/involvement across many project types/market sectors.
- Assist in preparation and adherence to detailed project schedules
Requirements:
- Bachelor’s degree in construction management, engineering or a related degree is preferred
- A minimum of 5 years of estimating and construction project management experience required. Prior experience working for a subcontractor is ideal.
- Ability to meet deadlines in a fast paced, changing environment
- Self-starter with strong problem-solving and communication skills
- Work in a flexible estimating environment and adapt estimating process accordingly to project needs
- Proficiency with construction related hardware/software
