Job Summary:
Bullseye Property Management & Realty is seeking an experienced and detail-oriented Rentals Property Manager to oversee a portfolio of 84 residential properties along with 8 commercial locations, primarily in Wright & Sherburne County. This position is responsible for providing high-quality management services to third-party landlords while ensuring smooth day-to-day operations, tenant satisfaction, and financial oversight. The Property Manager will work closely with a .5 FTE bookkeeper, 1.5 FTE support coordinators, 1099 vendors for maintenance and turnovers, and 1099 contractors to assist with showings and inspections.
The ideal candidate will be proactive, highly organized, and customer-service driven, with a strong understanding of property management best practices and regulations. The Property Manager will be responsible for the overall success of the portfolio and will fill in any gaps to ensure seamless operations.
Key Responsibilities:
Tenant & Lease Management:
- Serve as the primary point of contact for tenants, landlords, and vendors.
- Handle tenant inquiries, concerns, and disputes in a professional and timely manner.
- Review and execute lease agreements in compliance with company policies and legal requirements.
- Oversee move-in/move-out processes, including unit inspections and security deposit processing.
- Head lease renewals, late rent notices, and lease violation notices as needed.
- Ensure compliance with all applicable landlord-tenant laws and fair housing regulations.
Property Maintenance & Turnover Coordination:
- Schedule and coordinate turnovers, including cleaning, maintenance, painting, and repairs.
- Oversee 1099 vendors and contractors for property repairs and improvements.
- Conduct periodic inspections with assistance from 1099 vendors and ensure properties are well-maintained.
- Monitor and track work orders to ensure timely resolution of maintenance issues.
- Maintain detailed records of maintenance activities, inspections, and vendor invoices.
- Perform move-out and move-in appointments with assistance from 1099 contractors.
Financial Oversight & Reporting:
- Review and approve vendor invoices and maintenance expenses.
- Provide property owners with periodic financial updates.
- Assist in budgeting and cost-control measures for the portfolio.
Operational Management & Efficiency:
- Utilize checklists and established procedures to maintain consistency and accuracy in property management operations.
- Identify process improvements to enhance efficiency and service quality.
- Stay up to date with industry best practices, local market trends, and regulatory changes.
- Support the company’s initiative to phase out underperforming properties from the portfolio.
Qualifications & Skills:
- Minimum of two years of experience in residential property management.
- Strong knowledge of Minnesota landlord-tenant laws and fair housing regulations.
- Excellent communication, negotiation, and conflict-resolution skills.
- Highly organized with the ability to multitask and prioritize competing demands.
- Proficiency in property management software, Microsoft Office Suite, and email correspondence.
- Ability to work independently while maintaining strong team collaboration.
- Reliable transportation for property visits.
- Minnesota real estate license is a plus but not required. We do have a realty side of the business you could benefit greatly from.
Compensation & Benefits:
- Salary range: $55,000 - $65,000, depending on qualifications.
