Description
Summary: Under the direction of the Maintenance Supervisor, the Groundskeeper Technician is responsible for tasks related to the cleaning, repair and maintenance of the grounds and buildings at Burbank Housing rental properties. This will typically include but not limited to: sidewalks, landscaping, parking lot cleaning maintenance, as well as interior cleaning of buildings.
Specific Duties and Responsibilities:
- Minor to moderate interior and exterior touch up painting.
- Cleaning of building interiors, community rooms to include kitchens, hallways and bathrooms. Floors at various locations will require the use of floor buffers.
- Cleaning of laundry rooms including cleaning out washers and dryers, emptying trash bins and lint trays.
- Janitorial duties including but not limited to draining water heaters and checking water pressure levels, changing light bulbs, emptying trash cans, refilling paper and soap dispensers.
- Picking up or racking and disposing of trash on the grounds and debris around buildings, yards, open space, trash enclosures, parking lots, driveways and streets; emptying trash cans, to include removal of furnishings or other items to be hauled to the dump.
- Cleaning of dumpster enclosures, which may require the use of a power washer.
- Cleaning of sidewalks and building exteriors, which may require the use of a power washer.
- Regular use of powered equipment including power washers, floor buffers, mowers, weed-eaters & blowers.
- Installation of landscape mulch and playground bark.
- General light pruning and brush removal
- Using a weed eater, leaf blower mower
- Graffiti removal and cleanup to company standards.
- Annual parking lot cleaning to include the storm drains.
- Adherence to safety rules and guidelines.
- Other duties as assigned.
Qualifications
Qualification Requirements: The requirements listed above are representative of the knowledge, skills, and/or ability required. Reasonable accommodation may be made (except experience levels) to enable individuals with disabilities to perform essential job functions.
Education and/or Experience: At least 1-year experience in grounds and janitorial maintenance.
Language Skills: Ability to read and interpret work orders. Ability to follow basic instruction provided in English.
Other Skills and Abilities:
- Must be detail oriented, well organized and sensitive to the needs and concerns of tenants and staff.
- Possession of a valid California Driver’s License, a good driving record and automobile insurance per requirements of the State of California. Possession of functioning, currently registered (vehicle) transportation.
Physical Demands: While performing the duties of this job, employee is regularly required to walk; climb stairs, sit; kneel and crouch; stoop; reach with hands and arms both at the waist and above the shoulders; use hands to handle objects and tools; lift loads up to 50 pounds; climb ladders, or other high lift equipment. A pre-placement physical is required.
The employee is required to work safely and anticipate hazards, to request training if the safe use of equipment is unknown, to wear appropriate personal protective equipment when hazards require such as respiratory protection when working in dusty conditions, etc. See Respiratory Protection Program Guidelines.
Work Environment: The noise level in the work environment varies from moderate to high.
Salary : $22 - $24
