Position Overview:
The Maintenance Supervisor is responsible for overseeing the day-to-day maintenance and repair activities within housing units and common areas of the Housing Authority’s properties. This role ensures the properties are well-maintained, safe, and compliant with all regulations. The Maintenance Supervisor supervises a team of maintenance/custodial personnel, coordinates with external contractors, and ensures timely completion of all maintenance requests, repairs, and preventive maintenance tasks.
Key Responsibilities:
- Supervision & Leadership:
- Supervise, schedule, and assign tasks to maintenance/custodial staff.
- Ensure maintenance/custodial personnel are trained and compliant with safety standards and operational procedures.
- Provide leadership and guidance to the maintenance team, fostering a positive and productive work environment.
- Evaluate performance and conduct staff performance reviews, providing feedback and coaching for improvement.
- Maintenance & Repairs:
- Oversee the repair and upkeep of housing units, including plumbing, electrical systems, HVAC, appliances, and general building maintenance.
- Respond to emergency repair situations as needed, ensuring quick resolution to minimize tenant disruption.
- Perform routine inspections of properties to identify areas that need repairs or maintenance, and schedule accordingly.
- Ensure that all units meet quality standards and comply with federal, state, and local housing regulations.
- Safety & Compliance:
- Ensure all maintenance operations are performed in compliance with local, state, and federal safety regulations and building codes.
- Maintain accurate records of work completed and materials used.
- Inspect and enforce safe working practices for all maintenance staff, ensuring proper use of equipment and protective gear.
- Assist with preparation for housing authority inspections, ensuring that properties are up to code.
- Vendor & Budget Management:
- Manage relationships with contractors and vendors, ensuring cost-effective services and timely project completion.
- Monitor and manage the maintenance budget, including the approval of purchase orders and managing maintenance supplies.
- Order and monitor necessary materials and tools for maintenance activities, ensuring cost control and timely availability of supplies.
- Assist the Executive Director upon request or direction in general or specific tasks including administration of Contracts.
- Tenant Relations:
- Respond to tenant maintenance requests in a timely and professional manner, ensuring high levels of tenant satisfaction.
- Communicate effectively with tenants about ongoing repairs, maintenance schedules, and any delays.
- Handle tenant complaints related to maintenance issues and work to resolve problems promptly.
- Recordkeeping & Reporting:
- Maintain accurate logs of completed repairs, inspections, and maintenance schedules.
- Submit reports to management regarding the status of maintenance work, including any issues or delays that require attention.
- Track and report on the status of maintenance requests, ensuring they are completed within the designated time frame.
Qualifications:
- Education:
- High School Diploma or equivalent required.
- Associate’s degree or certification in building maintenance, construction, or a related field is a plus.
- Experience:
- At least 3-5 years of experience in building maintenance, with 2 years of supervisory experience.
- Experience in the housing authority or public housing sector is preferred.
- Skills & Qualifications:
- Strong leadership and organizational skills.
- Proficiency in various maintenance systems (plumbing, electrical, HVAC, etc.).
- Ability to read blueprints and schematics
- Ability to work independently and as part of a team.
- Knowledge of building codes, safety regulations, and tenant rights.
- Excellent communication skills, both written and verbal.
- Proficiency in using maintenance management software and basic office tools (e.g., Microsoft Office Suite).
- Valid driver’s license
Physical Requirements:
- Ability to lift heavy objects (up to 50 pounds).
- Ability to perform physically demanding tasks, including climbing ladders, standing for long periods, and working in various weather conditions.
- Ability to use tools and equipment safely and effectively.
Working Conditions:
- Full-time position, with occasional evening or weekend work required for emergency repairs.
- Work is primarily performed indoors, with occasional outdoor work, including in inclement weather.
