What are the responsibilities and job description for the Accounting Associate position at Burroughs & Chapin TRS, Inc?
- Setup and maintain leases for commercial properties
- Prepare and issue monthly billings for commercial tenants
- Calculate annual increases for all properties and adjust billing database accordingly
- Reconcile common area maintenance, property tax, insurance, water and landfill charges and submit to management for review
- Perform monthly closing functions and meet year end audit deadlines
- Assist in the collections of unpaid receivable balances
- Research payment discrepancies and contact tenant to resolve prior to it becoming a collection issue
- Communicate regularly with property managers to discuss tenant billing issues
- Support Lease Administration with sales entry and collection of missing sales reports
- Prepare the calculations of percentage rent
- Review CAM accounts at all properties to insure proper coding of reimbursable expense for recovery processing monthly
- Assist Lease Administration in monitoring compliance of tenant lease requirements such as pest control and HVAC contracts.
- Promote a synergistic relationship with team members in all department and divisions
