Perform duties to ensure that all real estate properties, buildings, common areas and grounds are properly maintained in a clean, safe condition ready for tenant use and functions and that all repairs and maintenance is completed in a timely manner.
Essential Duties & Responsibilities
- Manage maintenance tickets and complete daily work orders
- Perform preventative maintenance duties on HVAC, water heaters, fire panels and rooftops
- Troubleshoot and perform minor and routine maintenance replacement and repairs in areas of carpentry, electrical work, HVAC, plumbing, mechanical, painting, flooring, and other building repairs
- Paint common areas and touch up as required. Inspect areas that need paint and create work orders
- Oversee of Tenant Improvement projects
- Perform casual labor, such as lifting/moving heavy items as directed
- Inspect all assigned properties daily and log all maintenance discrepancies in ticket system
- Perform a variety of duties as needed, policing properties for trash and landscape weed removal
- Scheduling of maintenance team as needed and managing work orders
- Conduct business always with the highest standards of personal, professional and ethical conduct.
- Participate in meetings to integrate activities, communicate issues, obtain approvals, resolve problems and maintain a specified level of knowledge pertaining to all new properties.
- Ensure all safety precautions are followed while performing the work.
- Follow all policies and Standard Operating Procedures
- Perform any range of special projects, tasks and other related duties as assigned.
- Manage tenant relations and problem solve
- Vendor selections and relations
- Schedule annual life safety inspections for all properties
- Ability to receive and respond to fire monitoring calls
- Manage maintenance ticket system on a daily basis
- 5 years general hands on experience in building trades, repair and maintenance work
- 3 years experience managing maintenance team
- Contractor License is a plus
- HVAC Certification is a plus
- Good written and verbal communication skills
- Excellent customer service, tenant relations and interpersonal skills
- On call 24/7 for any after-hours emergencies or calls
- Ability to respond to emergencies on a timely manner
- Sharing rotating on call after hours coverage with maintenance team
- Ability to travel to different locations as needed
- Must pass drug test
