Some minor carpentry and painting work will be required as well.Also responsible for performing preventative maintenance, repairs and operation of mechanical systems and other tasks that may be assigned commensurate with his/her training and capabilities. Responsible for maintaining the quality and quantity of his/her work up to acceptable standards and in accordance with industry best practices.
Job Description
ESSENTIAL JOB FUNCTIONS AND RESPONSIBILITIES:
Organizational Responsibilities
- Responsible to licensed tradesperson when assigned to him/her for specific work
- Cooperate with and assist others in a common effort to promote good will
- Perform additional duties as requested by the Maintenance Supervisor or Facility Operations Manager
Specific Responsibilities
- Start up and secure equipment as requested
- Perform corrective maintenance and repair of plumbing, carpentry, painting, windows, specialty items such as doors, locks, door closures, furniture, appliances, or whatever general maintenance work is required
- Respond to emergency calls and work requests as required
- Work as a second man with any licensed tradesperson
- Perform preventive maintenance work in its entirety, including repairing and maintaining the necessary electronic records consistent with the CMMS
- Assist with major repairs, painting, and setting up of all student housing within scheduled periods
- Report through the work order system on all defective equipment, deterioration, and wear and tear on the facilities
- Communicate, as directed, with key campus departmental staff on special events and functions scheduled around campus that may require special furnishing arrangements and other duties that may be required
- Inspect all student housing on a routine basis and assure that deficiencies are reported via the CMMS
- Keep accurate time/hours via CMMS work orders
- Assist in all energy conservation projects
- Make periodic building rounds to check all HVAC equipment and keep accurate log sheets
- Maintain CMMS work orders for work done, materials used, and hours spent
- Clean and organize mechanical spaces and work shop areas on a regular basis
- Safety Duties:
- Ensure safe working conditions and practices are being maintained in areas under his/her care
- Report safety violations to Maintenance Supervisor
- Assist as required and cooperate with all other tradespeople, custodians, or groundskeepers in the performance of day to day duties and responsibilities
QUALIFICATIONS:

Knowledge, Skills, and Experience:
Minimum 3 years’ experience in building operations and maintenance
- Proven ability to read, interpret and work from blue prints, schematics, diagrams, etc.
- Must possess good oral and written communication skills and be able to follow oral and written instructions. Ability to express ideas effectively and concisely.
- Must be willing to seek training to enhance or learn new skills.
- Must be accessible and available in the event of emergencies or when needed to meet the ongoing missions of the University
- Must possess knowledge and technical skills required for the repair and maintenance of plumbing, heating, and electrical systems, fixtures, devices, and applications.
- Must possess the technical knowledge and skill to perform minor carpentry, painting, locksmithing
work and repairs.
- Proven knowledge of current issues relating to building operations and maintenance, including CFC, IAQ, etc.
