What are the responsibilities and job description for the Superintendent position at C5 DEVELOPMENT GROUP LLC?
A qualified candidate will have a strong background in construction management, budgeting and analysis. We are looking for someone that possesses excellent communication skills and will be comfortable managing multiple projects. Above everything else, we are looking for a team player that will be able to resolve issues in the day to day operation and meet our customers expectations.
The superintendent will lead the project from initiation to close, hiring subcontractors, working with vendors and tracking inventory of equipment and materials. This person should be knowledgeable about regulations, permits and project management methods. They should also work well with others, be highly organized and detail-oriented, meet deadlines and strive to stay within budget.
Requirements:
- 5-7 years of experience in residential superintendent experience
- Proficient in reading and understanding blueprints and engineering
- Proficient in Microsoft Office and general computer software
- Extremely organized
- Ability to budget, schedule, and negotiate
- High degree of familiarity with contract and subcontract documents, terms, and conditions
- Experience with building “on your land” residential homes
- Strong leadership and management skills
Responsibilities for Superintendent:
- Determine and define scope of work for subcontractors
- Predict resources needed to complete projects
- Obtain necessary permits, approvals, and other jurisdictional requirements
- Collaborate on project budget(s) based on scope of work and resource requirements
- Manage costs in order to meet budget
- Provide direction over contracts and subcontracts
- Manage construction schedule and activities
- Issue progress updates as needed regarding costs and timelines
- Ensure work is done in compliance with all relevant building and safety codes
- Manage subcontractor and supplier relationships
- Coordinate efforts across entire project between management, engineers, and subcontractors
