Acquisitions Manager
CAHEC is a community investment organization that strengthens communities by providing affordable housing and supportive service initiatives to residents in the Southeast and Mid-Atlantic regions. CAHEC engages in diverse product areas, including low-income housing tax credits, historic tax credits, new markets tax credits, and renewable energy credits. Additionally, CAHEC offers loan programs, wellness and education initiatives for residents, affordable housing development, and property management services.
The Acquisitions Manager fosters industry relationships and is responsible for the origination of complex, real estate transactions. The position analyzes, evaluates, structures, and formulates recommendations regarding investment in complex real estate investment transactions. The position is responsible for negotiating conditional commitments from industry partners and obtaining requisite internal approvals to initiate the closing process for an equity investment. The employment classification of this position is non-exempt.
Some specific functions include:
- Establishing and maintaining CAHECs presence in assigned territories by actively participating in industry events and activities.
- Establishing and maintaining relationships with clients and industry participants and providing technical assistance and insight relating to tax credit programs and industry trends.
- Evaluating, negotiating, and securing commitments for equity placements by CAHEC-sponsored funds in entities with allocation of tax credits.
- Collaborating with internal staff to prepare investment screening reports and to obtain required approvals for conditional commitments.
- Assisting in the maintenance of partner relationships during the due diligence review and equity closing process.
Education Requirement
Bachelors Degree in real estate, finance, business, city planning, or economics or related field; or an equivalent combination of education and comparable work experience.
Work Experience
Minimum three (3) years progressively responsible work experience relevant to commercial real estate development, finance. or investment modeling; and direct work experience and knowledge of Low Income Housing Tax Credits.
Knowledge, Skills, and Abilities
General knowledge of commercial real estate development, construction, corporate structuring, taxation, property management, and the Low Income Housing Tax Credit Program (Section 42 of the IRC) is required. The ability to manage multiple, current priorities and easily adapt to changing priorities is necessary as is the ability to think analytically to develop and recommend effective solutions is needed. Proven ability to analyze and develop complex financial models as well as negotiate complex transactions tactfully is required. Excellent interpersonal and communications skills (written and verbal) are needed as is the ability to foster effective working relationships with peers and partners.
Work Environment
This position is based out of CAHECs corporate office in Raleigh, NC. Travel, typically by either commercial airline or automobile, is required for at least 20% of this position. Certain objectives such as attending industry events, meeting with clients and partners offsite, visiting potential investment sites, and professional training opportunities will require travel. CAHEC offers a hybrid work benefit for eligible positions. This current benefit is evolving for more collaboration and will be changing in 2025 to a minimum of three days per week working in the Raleigh office.
