Maintenance HVAC Technician I
Reports To: Maintenance Director / Shop Foreman
Job Goal:
Under general supervision, maintain and repair all types of HVAC systems including but not limited to water source heat pumps, cooling towers, 60 – 208 ton chillers, oil and gas fired boilers, and package units including pumps and variable speed drives (VFD’s). Maintain and provide safe condition and operation of all HVAC systems in the CCS district facilities.
Requirements/Skills:
- A High School Diploma or GED and 8 years of experience in the HVAC field is required.
- Valid NC driver’s license and Universal Freon Certification.
- Ability to read and interpret documents such as blueprints, safety rules, operating and maintenance instructions, and procedure manuals.
- Ability to diagnose and resolve problems efficiently and effectively.
- Ability to use hand power tools associated with the HVAC field.
- Adequate computer skills to operate computer-based energy management systems to control energy use in facilities.
Responsibilities:
- Diagnose and repair malfunctions in various types of HVAC systems including chillers, boilers, split systems and rooftop equipment.
- Repair, replace or calibrate control thermostats, switches, fuses and electrical wiring.
- Wire and connect motors, compressors, temperature controls and humidity sensors according to wiring schematics.
- Maintain refrigerant dispensing records to meet EPA requirements.
- Maintain preventive maintenance schedules and procedures for all HVAC equipment including filters, belts and coil cleaning.
- Maintain in good order the inventory of district-owned tools, equipment and material; and perform general cleaning/maintenance tasks necessary to keep such equipment in peak, operable condition.
- Complete work orders in a timely and efficient manner while maintaining accurate records on material and equipment.
- Coordinate work efforts with fellow technicians when required to complete projects as requested by the foreman.
- Inspect jobs upon completion to ensure areas are cleaned and in normal, working order.
- Perform all duties and work assignments in accordance with district policies and procedures.

- Meters, gauges, welding equipment, ladder, hoist, hand and power tools, pipe bender, torch, light truck or van
Working Conditions:
- Extreme mental and physical demands and environmental factors including:
Continuous walking, standing, climbing, stooping, bending, kneeling, reaching, and heavy lifting 50 lb-100 lb and carrying of compressors, extension ladders, motors, equipment, and tools to and from rooftops and basements. Must be able to work in tiring and uncomfortable positions outside and inside including exposure to extreme weather conditions.
