Senior Property Accountant
POSITION SUMMARY : The Senior Property Accountant position is responsible for the financial closing and reporting of a portfolio of properties including the analytical and reconciliation of all entities in the portfolio in compliance with US GAAP. The Sr. Property Accountant will work with a variety of team members in accounting, property management, asset management and as well as the management team at the company. This role is responsible for communicating financial results to all levels in the organization.
RESPONSIBILITIES / DUTIES :
- Prepares monthly project financial reporting package needed to evaluate progress, financial status and needs of properties in assigned portfolio.
- Prepares complex account reconciliation and journal entries and performs on-going analytical review in support of the monthly and year end close process. Prepares monthly analysis of account variances.
- Communicates with on-site and other property managers to assist in completing month end close activities, answer questions, provide support, and ensure timely completion of accounting processes for on-time client and Company reporting
- Prepares bank reconciliations for assigned property and company accounts.
- Ensures timely payments of and accurate coding for applicable mortgages, taxes, reserves, and other fees for assigned properties.
- Assist with cash management alongside the Accounting Manager and Assistant Accounting Manager.
- Coordinate wire transfers and ACH payments.
- Ensures regular and timely filing of all property financial information in centralized accounting files. Appropriately maintains any supporting documentation used for reconciliation and financial reporting.
- Maintain fixed asset schedules - track, calculate and post deprecation monthly.
- Ensures the proper receipt, tracking and filing of hard and electronic copies of permanent documents for projects and legal entities.
- Actively participates in meetings to communicate and share accounting and analysis information. Concisely presents financial information and appropriately answers accounting questions to management as requested.
- Understands intercompany complexities and is able to ensure transactions are in balance. Analyze and clear variances prior to financial reporting close.
- Prepare annual audit schedules and work with external auditors and tax preparers to complete annual project and Organization's financial statement audits.
- Assist with annual budget uploads to accounting software.
- Develops recommendations for effective and efficient business processes and participates in cross-functional projects.
- Other ad-hoc duties as requested.
