The Property Manager will be involved in the management of all properties owned, operated or leased by Calvary Chapel Fort Lauderdale Inc and its entities. The specific focus of the Property Manager is to maintain a relationship with occupants of these properties, whether staff, tenants or volunteers. This relationship is to build a bridge through ethical leasing practices, and overseeing proper maintenance of the buildings/equipment. Be involved in the leasing process including telephone inquiries, greeting prospective tenants, showing of rental space, follow-up and renewal of leases
- Inspect the properties for safety, maintenance needs, code and city ordinances - keep records of inspections on a weekly, monthly or yearly basis as needed for overall property maintenance
- Resolve any Pastoral, Staff and Tenant issues and relations
- Organize and follow through with the coordination of property maintenance and upkeep
- Be involved with and perform facility maintenance work wherever possible to provide a leadership example and help to develop more effective methods and means to accomplish the care of the properties
- Oversee the management of the Offsite Maintenance Technician
- Maintain maintenance service records and preventative maintenance through data/task management program
- Manage budget control including management of vendors and contractors
- Prepare necessary budget information for presentation to the Facilities Manager
- Prepare various internal and outside agency reports (such as occupational licenses, fire inspections, etc.)
- Attend monthly managers meeting updating the team on campuses
- Record trends of occupancies, rent cost and expenditures, monitors utilities bills
- Meet with Facilities Design Coordinator as necessary to coordinate moves and changes to any appearance
- Assist in A/C projects – AHU replacements, Chiller support, A/C service calls
- Be ready to meet any emergencies that may arise, such as A/C issues, roof leaks, plumbing leaks, etc.
- Be responsible for Hurricane procedures
- Keep keys and locks up to date and have extra keys made when necessary
Maintain an active mobile phone plan for use in executing roles and responsibilities
Experience in property repositioning within a budget.
- A positive attitude in order to be able to meet unforeseen challenges and handle the unexpected.
- The ability to work effectively with Pastors, staff members, residents, tenants and contractors.
- A background in maintenance and strong administrative skills.
- Excellent written and verbal communication skills.
- A fundamental understanding of property management.
- A willingness and ability to perform physical work.
- Good time management skills.
- The ability to handle multiple tasks at one time and follow through to completion. The ability to accomplish goals by working through others.
- Advanced computer skills.
- Proficiency in Google Suites
A valid Florida driver license
What you are required to know:
