Position Summary:
We are looking for an Assistant Design Project Manager to join our preconstruction team. The successful candidate will have a strong understanding of architectural principles and will be able to assist in the design process from concept to completion. The ideal candidate will have experience with the Autodesk suite, able to work independently and as part of a team and have excellent communication and follow up skills. The Assistant Design Project Manager plays a vital role within the Cambridge preconstruction department. This position works closely with the Design Project Managers and Estimating Department, on multiple projects simultaneously, to ensure timely delivery of projects while maintaining a high level of project quality and customer service for our Clients. The ADPM will be an integral member of the Precon team that ensures we “simplify our clients lives one project at a time”.
Position Responsibilities:
- Assist in the design and development of architectural projects.
- Develop design concepts and present them to clients.
- Create detailed drawings and plans for projects.
- Assist in the preparation of construction documents.
- Conduct research on building materials, codes, and regulations.
- Attend meetings with clients, contractors, and other professionals.
- Perform site visits to assess existing conditions.
- Assist Design Team with Conceptual Floor and Site Plans, Investigate Site Specific Design and Permitting Uniques, and Share Findings with Team.
- Assist Design PMs with Scheduling and Documenting Subconsultant and Owner Design Project Kickoff Meetings
- Assist Design PMs with Subconsultant Management – Manage Relationships with Various Outside Consultants (Geotech, A/E, Civil Engineer, Other Vendors as Necessary (Septic, Fire, Private Water, Dry Utility, Etc.),
- Coordinate Subs of Various Disciplines, Project Schedule/Milestones Management, Manage Weekly Design Meetings, Ensure Meeting Minutes are Documented and Distributed
- Assist with Metal Building Systems RFP Preparation, Assist with Review of Metal Building Proposals, Manage Metal Building Systems Design Reviews, Coordinate with Metal Building Systems Vendors with Construction Team to Ensure Proper Scheduling
- Assist DPMs with Design Document Quality Management – Distribution of Review/Check Set Documents Internally and Externally, Scheduling Internal Review Meetings to Review and Discuss Comments, Combining and Distributing Comments to Designers, Scheduling Review of Comments with Designers to Ensure Understanding of Intent, Plan Review with DPM to Ensure Comments are Incorporated into Design Documents, Assist DMP with Completing and Reviewing IFC Sets Including All Bid RFI/VE/Permit Response Comments.
- Assist DPM with Research and Identifying All appropriate AHJ and Utility Providers, Identify and Incorporate any Design Items Required for Project Development, Identify Permitting and Tap Fees as Early As Possible in the Process, Work with Design Team to Properly Complete and Submit Permit Applications and Paperwork, Properly Submit/Re-submit Permit Packages, Ensure Construction Team is Properly Informed of Permitting Requirements and Timelines. Coordinate with team to obtain all permits.
- Assist with Scheduling and Running Owner Meetings, Ensure Meeting Minutes are Prepared and Distributed, Assist with Management of Smartsheet for Scope and Decision Tracking.
- Bid Phase Assistance – Work with DPM and Estimators to Provide RFI Responses in a Timely Fashion, Work with DPM and Design Subs to Ensure Complete and Accurate RFI Responses are Provided, Identify any Permitting/Project Fees Required for Estimating Team, Review Drawing and Submittal Logs.
- Assist DPM with Design Services During Construction – Assist DPM with Proper Review and Release Submittals in a Timely Fashion, Assist DPM with Proper Review and Respond to RFI in a Timely Fashion, Attend Construction Team Project Close Out Meeting.
- Lessons Learned Documentation – Identify and Track Lessons Learned over the Course of Design (and Construction Phase, if applicable), Schedule and Lead Lesson Learned Meeting with Precon Team, Incorporate Final Lessons Learned into Master Document List.
Requirements:
- Bachelor’s degree in architecture, or a related field
- A minimum of 1 year of experience within the Design field, or similar role, within the commercial or industrial industry
- Proficiency in Autodesk suite
- Understanding of architectural design principles, building codes, and construction methods.
- Excellent attention to detail and accuracy in drafting and documentation.
- Effective communication and teamwork skills.
- Ability to manage multiple projects and meet deadlines.
- Ability to communicate and coordinate with technical engineers and consultants.
- Motivated, energetic, and inspired.
- Intermediate knowledge architectural and construction detailing, building codes, and ADA requirements.
- Ability to interpret technical drawings and prepare construction documentation.
- Ability to navigate and adapt to project requirements and processes in multiple jurisdictions.
- Common knowledge of Microsoft Products
- Construction software utilization is preferred (Procore)
- Ability to work both independently in a self-directed manner as well as collaboratively within a project team.
- Candidates must demonstrate proficiency in conceptual design, design presentation, construction documentation, and construction administration.
- Strong graphic, organization, problem solving, and communication skills are essential.
- Occasional travel required to meet with clients and view sites/facilities
