Job Summary
Camden’s General Managers have overall responsibility for the financial and sales performance and people function of a multifamily portfolio comprised of two or more communities and/or our most complex, high NOI communities. With overall responsibility for both asset and people management, General Managers directly supervise Camden’s Operations and Sales Managers and indirectly supervise the sales and maintenance teams. They will attract, guide, develop and mentor high performing teams that provide Living Excellence, one experience at a time. General Managers must be strong leaders, with industry knowledge and the ability to utilize creative and strategic methods to maximize community income, occupancy and NOI. Under the direction of a District or Regional Manager, the General Manager provides direction to onsite teams and is accountable for the business results of his/her community(s), with an emphasis on customer service, employee performance and development, and implementation of corporate initiatives. General Managers must operate with a high level of professionalism and decision-making ability; with a focus on promoting Camden culture.
Essential Functions
- Responsible for the overall operation and success of assigned multifamily portfolio, which includes achieving results and meeting goals related to customer sentiment, occupancy, resident retention, NOI, expenses, and other community performance expectations.
- Make strategic planning decisions (i.e., determining appropriate timing on pricing, decisions for new lease and renewal rates based on current occupancy, preleased status, and historical patterns) to maximize portfolio results.
- Collaborate and gather resources from support departments to improve and impact sales and revenue, including marketing strategies, leasing efforts, occupancy, and resident retention.
- Support the implementation of Camden initiatives while ensuring consistency and team buy-in.
- Compile, evaluate, and analyze data to manage community budgets and adjust based on progress toward objectives and company goals.
- Analyze market trends and competition to outperform the associated markets and maintain a top tier positions among REITs, as well as submarket peer group.
- Demonstrate solid understanding of apartment maintenance practices including facilities management and vendor relationships. Overall responsibility for community maintenance and ensuring capital improvements are effectively completed to maintain market position and preserve asset integrity.
- Act as escalation for resident relations issues.
- Consistently demonstrate strong leadership skills by holding self and others accountable to clearly defined and measurable results; such as meeting budgeted financial and occupancy goals, maximizing revenue through best practices, and executing expense control that preserves and increases the value of the assets using initiative, independent and collaborative thinking, and interpersonal effectiveness.
- Develop and manage a high performing team by creating a trusting work environment, promoting cooperation, recognizing team efforts, coaching through challenges, and supporting career path goals.
- Actively strive to create a great place to work by promoting engagement and weekly check-ins.
- Perform duties normally associated with supervisory positions, such as hiring, training, coaching, performance management, salary administration, disciplinary counseling, and termination of subordinates. Provide guidance to Operations and Sales Managers on the same matters. Maintain an open-door policy to address employee issues and concerns.
- Appropriately allocate resources to different communities based on business needs, including effectively scheduling team members to work at multiple communities.
- Ability to proficiently use (and teach team members to use) available technology and tools such as dashboards and software to assess monthly budget variances, enhance revenue and occupancy, control expenses, and implement new strategies.
Qualifications
- Leasing experience in residential property management required; supervisory experience preferred.
- Ability to meet and exceed sales and customer service objectives.
- Positive attitude, strong work ethic, and ability to lead and motivate others.
- Maintain professional demeanor during high stress situation.
- Self-motivated with the ability to take initiative without instruction.
- Ability to work a varied schedule including weekends and holidays as required.
- Proficiency in Microsoft Office Suite including Teams, Word, Excel, and Outlook.
- Must possess professional written and verbal communication skills.

- Job is intermittently sedentary but requires mobility (i.e., climb stairs) to tour, show, and inspect apartments on a daily basis
- Will use some repetitive motion of hand-wrist in using computer and writing
- Works in a typical office setting with daily exposure to outdoor environment (i.e., heat, cold, damp, rain, etc.) when touring community
- Hazards can be minimized with proper lifting techniques, SDS, general safety training, and wearing appropriate personal protective equipment (PPE)
- Must handle stressful, urgent, novel and diverse work situations on a daily basis

- Will be regularly called upon to work long hours and odd schedules (including weekends)
- Position requires periodic travel by automobile to handle work-related activities

Compensation
The annual salary range for this role is $100,000 to $110,000. This is the range that we in good faith believe is the range of possible compensation for this role at the time of this posting. We may ultimately pay more or less than the posted range. This range may be modified in the future. A candidate’s position within the salary range may be based on several factors including, but not limited to relevant education, qualifications, certifications, relevant experience, skills, geographic location, shift, and travel requirements.
Other compensation for non-manager roles may include eligibility for leasing incentives and a discretionary annual bonus based on individual and community performance in addition to regular pay. Additionally, non-exempt employees are eligible for overtime and Maintenance Supervisors are eligible for a discretionary quarterly bonus based on individual and community performance.
Other compensation for manager roles may include eligibility for new move-in leasing incentives and discretionary quarterly bonus, annual bonus, and restricted share award based on individual and community performance in addition to annual salary.
