Job Summary:
In a safe, efficient and professional manner the Level II Maintenance Technician will deliver preventative, corrective, and general maintenance for the Client. Other duties include, but not limited to, daily assigned work-order tasks, performing preventative and predictive maintenance tasks for building and equipment, assessments of site spare parts inventory levels, and contributing to a clean working environment, along with other various duties, while adhering to all safety and health standards. The Level II Maintenance Technician will be responsible for performing general electrical installation, repair, and maintenance of equipment located throughout buildings. Installation, repair, and maintenance of HVAC equipment and controls located throughout buildings. Plumbing installation, repair, maintenance of piping, associated equipment and components located in the interior and exterior of building(s). Installation, repair, and maintenance of mechanical/electrical operating equipment and machinery. Conductingroutine inspections for the building and reporting of discovered deficiencies. Performs inspections of site grounds, exterior and interior lighting tests, monthly testing of GFCI protected outlets and other similar duties. Monitoring operation of the mechanical, electrical and other operating equipment. Responsible for performing work according to manufacturing standards and following the change process of qualified core equipment and components. .
Essential Duties and Responsibilities:
Include but are not limited to the following:
· Communicates effectively and appropriately with client and client tenants.
· Ensures safety training and safety policies are communicated and followed.
· Ensures facility maintenance according to established standards.
· Identify deficiencies through regular and thorough inspection of building premises.
· Works to optimize spare parts inventory.
· Manages skill sets to tasks.
· Administers preventive maintenance program for facility.
· Follows through on maintenance needs and deficiencies as appropriate.
· Maintains operating logs including temperatures, pressures and plant equipment inspections.
· Maintains operation and maintenance manual for all equipment.
· Record all tests and inspections.
· Maintains all tests, logs and manuals in an efficiently organized manner.
· Working knowledge of the mechanical functions associated with HVAC systems and equipment.
· Analyzes the operation of various systems, determines the cause of any problems/malfunctions and takes corrective action as required.
· Performs preventative maintenance on all base building and critical system equipment which includes but not limited to: assembling all tools, supplies and instruments necessary to complete the job, performing work with a minimum amount of disruption, conducting immediate clean-up of work area, completing the preventative task sheet, returning tools to workshop and unused supplies to store room and advising the supervior of any equipment problems.
· Monitors operation, adjusts and maintains heat exchangers, HVAC equipment and systems, electrical, emergency backup systems and hot water systems; chilled water, and air conditioning equipment; boilers, heating, ventilating and hot water heaters; pumps, valves, piping and filters; other mechanical and electrical equipment; records readings as necessary to ensure proper operation of equipment and makes adjustments where necessary to assure proper operation of equipment and notifies appropriate parties of any problems or malfunctions.
· Assists with chemical water treatment program of all systems such as chilled water, condenser water and closed hot water loops.
· Installs and repairs plumbing/piping/tubing; installs and rebuilds pumps and motors; installs and rebuilds air compressors and heat exchangers; replaces bearings in all types of motors; replaces seals on pumps and motors; installs and repairs wiring, valves, filters, hot water systems and associated controls.
· Maintains electrical system i.e. controls, switches, outlets and lighting.
· Assists other mechanics and operators with major repairs and maintenance of building and equipment.
· Supports occupant satisfaction processes by ensuring clients are informed about the status of their request in a timely and accurate manner.
· Maintains tools and orders supplies as required for installation and repairs.
· Complies with departmental policy for safe storage, usage and disposal of hazardous materials.
· Follows safety practices, and utilize protective clothing and equipment as required by OSHA. Know the whereabouts of all emergency equipment (i.e. fire extinguishers, eyewash and shower stations, first aid supplies, breathing apparatus, etc.)
· Safely use hand tools, power tools and test instruments to maintain, troubleshoot and repair various types of equipment.
· Perform other various duties as assigned by supervisors.
Qualifications:
· High school diploma or equivalent
· At least 2 years of applicable trade school or college and certificate/degree or apprentice license issued by the state of Texas
· Must be 18 years of age
· Knowledge of computer systems and use of Microsoft Office products
· 5 years’ previous experience with commercial facility maintenance
