SUMMARY
- Troubleshoot, diagnose, and perform quality and timely minor/routine repairs and maintenance in units and throughout property in a safe manner.
- Complete items on Service Requests for units and property.
- Complete items listed on Make-Ready Checklist.
- Complete grounds keeping duties.
- Handle Emergency After Hour Calls on a rotational basis at their primary property and properties in their region within 20 miles from their primary property.
- Perform preventative maintenance in units and throughout property.
- Perform purchasing and inventory control of supplies and parts.
- Perform vendor management.
- Perform repairs and maintenance for emergency situations.
- Complete duties in accordance with the Canyon View Properties Maintenance Training Guide.

Every team member is assigned a primary property but are expected and must be willing to be part of the Regional TEAM and help at all properties in their region when asked to do so.
- Perform maintenance on swimming pool, pick up grounds, light duty on hvac and appliance repair and replacement, painting and drywall and other general maintenance duties from day to day.
PHYSICAL EFFORT
Constant (90-100% of the time): repetitive motion, grasping, holding, finger dexterity, reading, writing, preparing/analyzing figures, hearing, talking, standing, sitting, climbing stairs, step stools
Frequent (60-90% of the time): eye-hand coordination, color distinction, visual inspection, measuring/assembling at distance close to eye, walking, climbing ladders, reaching, roof/gutters
Occasional (30-60% of the time): vision skilled trades, lifting 0-30 pounds, lifting 60-90 pounds, bending, squatting, driving car/truck, ladders, extreme noise levels, extreme temperatures outside
Rare (0-30% of the time): lifting 90 plus pounds, lifting 100 pounds for installation and removal of appliances, hoisting
300 pound rooftop air conditioners with assistance from team member, crawling, trees, air vent, scaffolds, night/dark, fumes, pool chemicals, gases, potential hazardous conditions – infectious diseases, electrical hazards
EDUCATION & EXPERIENCE REQUIRED
High school graduate or trade school required
At least one year of general apartment maintenance experience
Knowledge of appliance repair, light carpentry, plumbing, and electrical
Knowledge of safety procedures
Must be knowledgeable and skilled in safe use and maintenance of:
Hand tools: Various wrenches, screwdrivers, grips, sledge hammer, hammer, snips, post hole diggers, saws, etc.
Power Tools: Wrenches, grinder, sander, drill, saws, etc.
User-Moved Aids: Wheelbarrows, dollies, hand trucks, buckets, hoists, jacks, stepladders, full ladders, and double ladders.
Mechanical Equipment: Motors, pumps, compressors, blowers, electric and hand-powered, Augers, etc.
Measuring Devices: Voltmeters, ohmmeters, testing meters, etc.
Lead Maintenance Technician Only: At least two years of general apartment maintenance experience. At least one year of supervisory experience.
OTHER REQUIREMENTS
Work Schedule: Hours of work are 8:30 a.m. to 5:30 p.m., Monday through Friday (or as mandated by your Regional).
Must be on call 24 hours per day, when scheduled on rotation, for emergencies. Must have a working phone and be able to accommodate after-hour and weekend emergencies. Consumption of alcoholic beverages or being under the influence when scheduled for on-call is prohibited. - This is a rotating schedule, as you will not be on-call 24/7, but simply one week on, two weeks off, on average.
Tools: Must provide own basic tools or be willing to obtain required hand tools over time. Maintain complete responsibility for personal tools. Suggested tools include: 12” adjustable crescent wrench; 10” adjustable crescent wrench; hammer (20-ounce); pocket thermometer; channel-lock pliers; set of nut drivers; 3/16, 7/16, 9/16, 5/8, 11/16, ¾, 5/16, and 3/8 wrenches; swedging and flaring tool kit; tubing cutters; voltage tester; ohm meter or combination tester; amp meter; wire-crimping tool with wire cutters; razor knife; flashlight; battery-operated or power drill; set of Allen wrenches; set of Phillips screwdrivers; set of straight screwdrivers; set of needle-nose pliers; set of socket wrenches with ratchet
Transportation: Must have dependable vehicle to transport tools and equipment to job sites. Must provide proof of liability insurance. Must have valid driver’s license.
Location: Flexibility with property location in your region. An employee may be moved from their primary property to another property based on need for their region. The employee will be given proper notice if a change will be made to their schedule and location.
Drug-Screening: Successfully pass a drug-screening test.

Pay: From $17.00 per hour
Expected hours: 40 – 42 per week
