GENERAL SUMMARY:
The primary purpose of this position is to assist the Maintenance Supervisor at Capital Manor, in accordance with current federal, state, and local standards, guidelines and regulations governing the facility, and as may be directed by the Executive Director or the Director of Facility Services, to assure that the facility is maintained in a safe and comfortable manner. This position will work swing shift, 10 hours days Wednesday through Saturday.
PRINCIPLE MAINTENANCE DUTIES:
Essential Job Duties:
- Support the mission, philosophy, policies, and procedures of CM in all responsibilities, actions, and communications.
- Work at all times within and under the scope or standards defined and required by any licensure or certification for this position, as well as Capital Manor specific training, policies, and procedures for this position.
- Assume the administrative authority, responsibility, and accountability necessary for successfully performing the duties of Maintenance Engineer.
- Perform routine and preventative maintenance and repair on the facility and equipment to include plumbing, electrical/mechanical repair, carpentry, etc., as directed by your supervisor.
- Receive and follow maintenance schedule/instructions from your supervisor and as outlined in the established maintenance policies and procedures.
- Perform unscheduled maintenance tasks as directed.
- Complete forms and reports as necessary.
- Assure that work/assignment areas and storage/utility rooms are clean and organized, and equipment, tools, supplies, etc., are properly stored before leaving such areas on breaks, end of day, etc.
- Assure maintenance supplies are replenished in work areas as necessary, inform supervisor of need to order supplies when stock is low.
- Other duties as assigned.
PRINCIPLE CAMPUS SAFTETY DUTIES:
Essential Job Duties:
- Assure that the building and grounds are secure at all times.
- Assist MC Nurses as required.
- Securing all doors and lighting for the evening.
- Maintain a high level of customer service with residents and assisting as needed.
- Properly fill out daily reports.
Other Duties:
- Demonstrate knowledge in general maintenance, plumbing, electrical and HVAC.
- Safely operate and use electrical, carpentry, and plumbing equipment such as compressors, saws, drills, etc. and a variety of chemicals.
- Follow all established safety and fire procedures and precautions.
- Assist others in lifting heavy equipment, supplies, etc., as directed or requested.
- Report all unsafe/hazardous conditions, defective equipment, etc., to your supervisor immediately.
- Submit accident/incident reports to your supervisor within 24 hours after their occurrence.
- Orient/train new department personnel as required.
- Participate in inspections made by authorized government agencies as directed.
- Be ON-CALL for emergency situations.
- Demonstrate organizational skills and ability to complete paperwork in a timely manner.
- Attend and participate in continuing education programs, in-service meetings and other meetings as required/directed.
- Work beyond normal working hours, on weekends and holidays, and in other positions/shifts when required/directed.
- Work harmoniously with all personnel, professional and non-professional, in all departments of CM.
- Work independently, displaying flexibility, personal integrity, patience, enthusiasm, and a cheerful disposition.
- Ability to relate to and work with ill, disabled, elderly, emotionally upset, and at times hostile people within the facility.
- Keep communication lines open with residents and personnel.
- Deal tactfully with residents, family members, personnel, and all visitors at CM.
- Preserve the residents’ dignity and self-respect at all times.
- Assure that residents’ personal and property rights are observed at all times.
- Maintain confidentiality of all resident information.
- Assist in creating and maintaining an atmosphere of warmth, personal interest, and positive emphasis as well as a calm environment throughout Capital Manor.
- Abides by the standards and procedures of the Capital Manor Compliance and Ethics program.
Qualifications
QUALIFICATIONS:
- High school diploma or general education degree (GED)
- Three years’ experience working in a large, multiple unit facility preferred.
- Must be able to work independently.
- Must be dependable.
- Must be able to focus and complete tasks completely and on time.
PHYSICAL REQUIREMENTS/WORKING CONDITIONS:
While performing the duties of this job, the employee is regularly required to stand; use hands to finger, handle, or feel; and reach with hands and arms. The employee frequently is required to walk. The employee is occasionally required to climb or balance; stoop, kneel, crouch, or crawl; and talk or hear. The employee must regularly lift and/or move up to 25 pounds and occasionally lift and/or move up to 75 pounds. Must have visual and hearing acuity. Ability to cope with the mental and emotional stress of the position. Must be able to assist in the evacuation of residents.
