Job Title: Apartment Maintenance Technician  

Reports To: Maintenance Supervisor 

Location: The Daumier at Western University of Health Sciences (Pomona, CA) 

Compensation: $21.00-$23.00 per hour and competitive benefits package 

FLSA Status: Non-Exempt

Capstone On-Campus Management (COCM), with headquarters in Birmingham, Alabama, is a group of student housing professionals focused exclusively on the management of housing communities owned by non-profits and/or highly affiliated with a university. 

 

Summary 

The Apartment Maintenance Technician works closely with the Facilities Team to ensure the upkeep, repair, and renovation of campus property. This role is responsible for maintaining essential building systems, including HVAC, plumbing, electrical, security, and fire safety equipment. Key duties include troubleshooting and repairing appliances, locks, windows, flooring, ceilings, lighting (interior and exterior), and emergency systems. The Apartment Maintenance Technician also performs preventive maintenance on HVAC systems, maintains work logs, stock supplies, and keeps equipment in optimal condition. A customer-focused, professional attitude is essential when interacting with residents and staff. This position participates in a rotating on-call schedule for 24/7 emergency maintenance, in coordination with the Maintenance Supervisor. 

 

Essential Duties and Responsibilities:  

  • Responds to all maintenance requests/calls within a reasonable timeframe.
  • Identifies facilities deficiencies and recommends remedies.
  • Participate in the after-hours on-call response rotation.
  • Provides escorts to contractors on-site
  • Performs inspections when units are vacated and on a quarterly basis for occupied units
  • Conducts daily general inspections of the assigned building(s) and reports findings to the Maintenance Supervisor
  • Performs preventative maintenance assignments on time.
  • Submits requests for proper material/supplies to complete repairs.
  • Consults with the Maintenance Supervisor daily on the progress and impending issues
  • Displays knowledge, skills, and quality workmanship always
  • Other duties as assigned.

Qualifications:

  • A high school diploma or general education degree (GED) required
  • 1-2 years of general maintenance experience 
  • Must be proficient with the use of hand and power tools. 
  • Must have troubleshooting and diagnostic skills. 
  • Must be a team player, we all must work together as we strive to provide the best service possible for our residents & customers.
  • Ability to move and lift to 50lbs and navigate up and downstairs.
  • Ability to read, comprehend, and follow written and verbal instructions.

 

The work scheduled is Monday-Friday 9:00am-6:00pm (unpaid one-hour lunch break). This position serves on the on-call rotation for emergency maintenance services, available 24 hours a day, 7 days a week, in coordination with the Maintenance Supervisor. Position works mandatory overtime as needed.
