Job Title: Assistant Director of Facilities
Reports To: Area Manager
Location: Fraternity Row, Sanctuary Suites and Sunset Plaza - San Diego State University
Compensation: $80,000.00-$85,000.00 per year and a comprehensive benefits package
FLSA Status: Exempt
Summary
The Assistant Director of Facilities oversees maintenance operations for a student apartment community, ensuring the upkeep of buildings, grounds, and equipment. This role involves supervising maintenance staff, managing vendor contracts, overseeing facility repairs, and maintaining resident satisfaction. Key responsibilities include HVAC, electrical, plumbing, landscaping, preventative maintenance, budgeting, and on-call duties. Professionalism and effective communication with internal and external stakeholders are essential.
Position Responsibilities
Facility Management & Maintenance
- Develop and implement interior and exterior maintenance programs to ensure high-quality repairs and preventative upkeep.
- Oversee all contractor-performed renovations and repairs, conduct inspections to ensure quality workmanship.
- Monitor and maintain key systems, including HVAC, fire alarms, elevators, boiler systems access control, garage gates, and security cameras.
- Manage site-wide pest control efforts
- Conduct daily property inspections and comprehensive monthly site assessments.
Staff Supervision & Leadership
- Supervise, hire, train, and evaluate maintenance staff.
- Develop on-call duty schedules and participate in the rotation.
- Provide leadership and oversight to ensure efficient maintenance operations
- Monitor staff and contractor performance to uphold quality standards.
Resident & Community Support
- Respond to all maintenance requests within 24 hours.
- Communicate facility updates and maintenance issues to residents as needed.
- Oversee unit damage inspections upon resident move-outs.
Administrative & Budgeting Responsibilities
- Maintain work order tracking systems to ensure timely completion of requests
- Assist with budget preparation and financial planning for maintenance operations.
- Manage inventory and procurement of tools, equipment, appliances, and furniture.
- Assist in bid preparation and review processes.
Additional Duties
- Perform general maintenance tasks, including furniture repair, painting, plumbing, appliance repair, minor electrical work, and HVAC troubleshooting.
- Oversee the organization and security of maintenance storage areas.
- Coordinate contractor and staff scheduling during unit turnover periods.
- Other duties as assigned.
Supervisory Responsibilities
The Assistant Director of Facilities directly supervises Maintenance Technicians and janitorial staff, ensuring compliance with organizational policies and industry best practices. Responsibilities include hiring, training, assigning work, evaluating performance, and resolving operational issues.
Qualifications

- High school diploma or GED.
- Supervision experience.
- Minimum of 3–4 years of experience in apartment maintenance or campus facilities management.
- Experience supervising Maintenance Technicians and janitorial staff.
- Ability to move and lift to 50lbs and navigate up and down stairs.
- Ability to serve on-call maintenance rotation.
