Job Overview
Capstone Properties, a full-service, forward looking real estate company is looking for a property manager to lead its leasing, client and resident service, and administrative activities. This role requires a strong understanding of real estate practices and the ability to effectively. The Leasing Manager will play a crucial role in maintaining the property's reputation and ensuring tenant satisfaction. Opportunity exists to expand into brokerage services.
Duties include:
- Manage the leasing process from initial inquiry to lease signing, ensuring a smooth transition for prospective tenants.
- Conduct property tours, showcasing available units and highlighting features that meet potential tenants' needs.
- Maintain knowledge of local real estate market trends to provide accurate information to clients and management.
- Ensure compliance with Fair Housing regulations and requirements throughout all leasing activities.
- Utilize CMMS (Computerized Maintenance Management System) for tracking maintenance requests and coordinating with maintenance staff.
- Handle data entry related to tenant applications, lease agreements, and property management records accurately and efficiently.
- Negotiate lease terms and conditions with prospective tenants while adhering to company policies and .
- Develop and implement marketing strategies to attract potential renters and maintain high occupancy levels.
Preferred skills and abilities include some or all of the following:
· Extremely strong computer/technology skills
· Strong written and verbal communication skills
· Ability to work with wide cross-section of customers and the public
· Ability to handle calls and inquires in a fast-paced environment
· Abilities and/or interest in accounting, real estate, property management, leasing and marketing.
· Strong work ethic and ability to work independently
Skills in the following areas are not required but would be desired:
· Accounting software (quickbooks)
· Property management software
Applicants should possess an interest in pursuing a long-term career in real estate and property management and a desire to advance towards increasing responsibility. $55,000 to $85,000 annually to start depending on experience and qualifications. Experience welcome, but work ethic, drive and desire to positively impact the Athens community prioritized. Position offers long-term job security and positively impacts the local community.
