Maintenance Technician
Capstone Properties has been managing commercial retail strips, apartments and office properties for over 25 years throughout New England. We are currently seeking a Maintenance Technician with a proven skill set to maintain our properties throughout Rhode Island. Daily tasks will vary day-to-day. Van and Tools provided.
Job Responsibilities will include (but are not limited to):
- Patrol the grounds and all common areas (interior and exterior) at the beginning and end of each day, pick up all rubbish, check for cleanliness, and make note of any necessary repairs and/or issues (e.g. light bulbs). Notifies management of maintenance or structural wear and tear problems
- Applying preventative measures to the building to reduce the risk of future problems
- Fixing potential safety hazards as needed to avoid injuries
- Maintain the upkeep of a property’s grounds (clearing sidewalks, landscaping, parking lot)
- Willing and capable of following directives which include physical labor and be able to lift 50lbs minimum.
- Performs maintenance tasks including light carpentry, painting, electrical, plumbing, and cleaning.
- Completes all paperwork in their entirety, such as, but not limited to, property maintenance checklists, timesheets and work orders.
- Maintain inventory to ensure there are adequate supplies on hand
- Rotating On-Call Emergency Maintenance
Skills Include:
- Interpersonal skills to interact with employees or residents of the building in a pleasant manner
- Parking Lot, Curb and Sidewalk Patching
- Proficient with tools of the Trade
- Neat and Professional when addressing Tenant’s complaints and concerns
- Planning for the day’s maintenance duties including creating work lists, selecting proper tools and supplies
- Attention to detail to ensure that all jobs are completed in an exemplary manner and any potential hazards or warning signs of problems are not overlooked
