Job Description
Job Title: Maintenance Technician
Summary: The Maintenance Technician is responsible for maintaining and improving owned and managed properties in the assigned area.
While additional duties may be assigned at any time, essential duties will include:
- Respond to requests for service; troubleshoot and identify cost effective solutions
- Perform preventive maintenance at all assigned properties
- Perform repairs to building structures and associated mechanical systems
- Perform routine maintenance in vacant apartments to prepare them for rental.
- Provide building and equipment maintenance service to clients of Cardinal Capital Management
- Assist site staff in execution of similar duties at their assigned properties
- Maintain adequate supply and repair part inventories at assigned properties.
- Respond to emergency service requests at all assigned properties on a rotating on-call basis.
- Maintain accurate records of time worked at assigned properties and work performed at each one
- Expected to be on call for after hour emergencies
- Must provide own tools

Education and/or Experience: High school diploma or GED is required. General knowledge of typical systems contained in multifamily residential settings, including basic carpentry, painting, drywall installation and repair. Knowledge of basic repairs to plumbing, electrical and HVAC systems as well as common household appliances
Language Skills: Ability to read and interpret standard work orders, and write reports about the completion of those orders. Must be able to communicate effectively
Mathematical Skills: Ability to execute mathematical equations for all units of measure
Reasoning Ability: Possess the ability to apply logic and understanding, so as to carry out instructions in written, oral and/or diagram format. Facilitate and coordinate the most efficient routes regarding service schedules and emergency tenant or building demands.
Other Skills and Abilities: Must hold a valid driver’s license and possess an insured, reliable vehicle. Must own and know how to use basic hand tools required necessary to perform ordinary household maintenance tasks. Maintain confidentiality of written and verbal information. Position requires the ability to work independently and as part of a team.
Physical Demands: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. Physical capability, strength, and coordination, respective to the task, are necessary to perform the work related to that of a typical residential structure, including the ability to access basements, crawl-spaces, attics and roofs. An example of this may be the ability to kneel, stoop and bend to conduct work for up to 1 hour in a confined space. This position requires the individual to routinely lift up to 35 pounds and occasionally lift up to 75 pounds.
Work Environment: The work environment characteristics described here are representative of those an employee may encounter while performing the essential functions of this job. The noise level in the work environment is usually moderate, however there will be times that the person will be required to work around noisy machines or equipment.
