Director of Acquisitions – Multifamily Investments
Position Overview: We are seeking an experienced and results-driven Director of Acquisitions to join our team, reporting directly to the COO. This role will be crucial to our multifamily investment strategy and capital raising efforts, focusing on identifying high-quality institutional assets in high-growth markets throughout the Western United States. The ideal candidate will possess a solid background in multifamily acquisitions and capital markets, with a proven track record in sourcing, evaluating, and acquiring multifamily opportunities. This individual will be a strategic partner within the firm, with strong analytical and business acumen, playing a key role in scaling our multifamily platform.
Key Responsibilities:
- Multifamily Investment Acquisition: Identify, source, and evaluate acquisition opportunities in targeted markets. Prepare underwriting materials and make recommendations to the Investment Committee.
- Due Diligence: Lead the due diligence process for potential acquisitions, including property inspections, legal reviews, and financial analysis. Collaborate with legal counsel to negotiate agreements and financing terms.
- Portfolio Management: Contribute to the management of the real estate investment portfolio, including acquisitions, dispositions, and asset management.
- Market Research & Analysis: Conduct in-depth market analysis to identify investment opportunities and emerging trends. Build and maintain relationships with brokers, partners, and key players in target markets.
- Investor Relations: Assist in presenting new investment opportunities to potential investors and providing ongoing updates on portfolio performance.
- Risk Management: Support the implementation of risk management strategies to safeguard investments and assets.
- Financial Analysis: Lead underwriting and financial modeling efforts, ensuring thorough evaluation of potential profitability, risks, and deal structure.
- Regulatory Compliance: Ensure all acquisitions and transactions adhere to relevant laws, regulations, and industry standards.
- Reporting: Collaborate with the Asset Management team to prepare reports for the executive team and Board of Directors, detailing portfolio performance and key metrics.
Qualifications:
- Education: Bachelor’s degree in Finance, Accounting, Real Estate, or a related field; Master’s degree or MBA preferred.
- Experience: 7 years of proven experience in multifamily acquisitions, including 3-5 years at a real estate investment trust (REIT), institutional investment manager, or large owner/operator.
- Financial Expertise: Expertise in financial analysis and real estate investment metrics, including cap rates, IRR, and cash flow analysis.
- Market Expertise: Deep understanding of regional and national real estate markets, including trends, demographics, and economic indicators, with a proven ability to close transactions in Western US markets.
- Risk Management: Strong ability to assess and mitigate risks in real estate investments.
- Communication Skills: Excellent verbal and written communication skills, with the ability to clearly present investment strategies to a range of audiences.
- Regulatory Knowledge: Familiarity with real estate laws, regulations, and compliance standards.
- Problem-Solving: Demonstrated ability to tackle complex challenges during the investment process.
- Adaptability: Ability to quickly adapt to changing market conditions and modify investment strategies as needed.
