We are seeking an experienced residential Maintenance Supervisor for our apartment community in Tempe. HVAC certification required; CPO preferred.
POSITION SUMMARY
The Maintenance Supervisor ensures a comfortable environment for residents, future residents, and team members by overseeing the maintenance technician and porter team. In maintaining facility operations, creating new efficiencies and developing standards that have a positive impact on resident renewals and satisfaction, the Maintenance Supervisor is responsible for overseeing the Work Order board, assigning tasks to their team, prioritizing make-ready schedule, and ensuring a smooth move-out/move-in process for unit turnovers. The Maintenance Supervisor also needs to be able to manage a budget of the property needs, in support of the Community Manager.
Responsibilities:
- Ensure all work orders are prioritized and completed in a timely manner
- Supervise, mentor, and coach maintenance team and property porter
- Responsible for the inventory, ordering, and delivery of all necessary supplies and equipment for the property
- Ensure all turns are completed on time and ready for move-in schedule
- Implement and oversee preventative maintenance program
- Make sure that maintenance personnel understand and comply with Fair Housing regulations and OSHA safety compliance
Requirements:
- Must be HVAC certified
- CPO certification is preferred, but not required
- Minimum of 2 years of supervisory (residential property management) experience required
- Reliable transportation and a valid driver’s license/insurance
- Attendance and timeliness are imperative - you set the example for the team!
- Flexible work schedule, minimum 40 hours per week
