Purpose/Position Code/Classification/Level/Work Relationships

  • To maintain the physical functions of the campus facility
  • PHYOMP25810
  • Physical Plant, III
  • Non-Exempt, Bargaining Unit
  • Reports to: Manager of Construction Projects & Facilities
  • Principal working relationships: Manager of Construction Projects and Facilities, Vice President of Institutional Resources, Staff and Students.  

Primary Responsibilities:

  1. Maintain and service all HVAC systems.
  2. Maintain and service the plumbing systems.
  3. Maintain and service the electrical systems.
  4. To be available to work in emergency situations or off schedule hours when necessary.
  5. Paint as required.
  6. Moving of furniture and equipment.
  7. Repairs of furniture and equipment.
  8. Be readily available outside of regular work hours to respond to urgent issues within a facility.
  9. Other duties as assigned.

 Coordinate: 

  1. Inventory of parts needed.
  2. Inventory of air filters needed.
  3. Maintenance functions in the absence of the Manager of Construction Projects & facilities

 Assist with:

  1. Movement of furniture and equipment.
  2. Set up of equipment for special functions.
  3. Snow removal.
  4. Application of "ice melt" at entry areas and sidewalks.
  5. Departmental assessment and establishment of key performance indicators based on the strategic plan.

 Risk-Management and Loss-Prevention Activities:

  1. Actively participate in and carry out activities in support of the college risk-management program in a capacity appropriate to this position.
  2. Monitor conditions, events, and circumstances present in the college operation to avoid potential torts or injuries to students, staff, or the general public, and then communicate observations to the appropriate supervisor and/or Risk-Management Committee.
  3. Maintain a working knowledge of the college’s emergency procedures and how to operate emergency phone systems, including internal/external call boxes.

Minimum Necessary Education, Skills, and Experience:

  1. High School diploma or GED required. 
  2. 3 years work-related experience required.
  3. Valid driver’s license.
  4. Good working knowledge of electrical, mechanical and plumbing skills.
  5. Should be experienced in the use of power hand tools as well as all tools used regularly in a building maintenance program.
  6. Should have the ability to understand the inter-relationships between the various aspects of building operating systems.
  7. Should have a working knowledge of the basic code requirements relating to building maintenance.
  8. Should have the ability to trouble shoot the facilities operating systems.
  9. Working knowledge of computer systems and software.
  10. The ability to communicate successfully with clients of all ages, socio-economic status, sex, or race.
  11. Spanish or French proficiency preferred.

Physical Requirements to Perform Job Functions: 

  1. Must be able to do arduous work.
  2. Capable of lifting 50 lbs.
  3. Able to climb ladders.
  4. Subject to both inside and outside environmental conditions.
