What are the responsibilities and job description for the Leasing Consultant - Lease Up position at Carleton Living?
We are seeking a Leasing Consultant that will complement our culture in “caring for people”. This person should be a customer and team oriented individual with great energy! This is Lease Up at a brand new community in Seagoville, TX.
Responsibilities:
- Completes lease forms and/or other agreements
- Collects and books rental deposits, rents and other monies.
- Ensure “model” apartments and targeted ready apartments are ready for show.
- Maintaining work areas and office in clean and orderly manner must be aware of the “curb appeal” needs
- Ability to understand and apply lease terms, specifications, and applicable policies and procedures
- Proficient in the use of basic office equipment.
- Ability to communicate effectively via phone or in person and apply sales techniques and tactics.
- Ability to ascertain and understand current market conditions and recognize current rental rates, sizes, locations and all amenities of competitive properties.
- Maintains, markets, and makes to and/or establishes contact with locator services and local businesses to generate market interest
- Professionally “Shops” competitive properties.
- Capable of completely understanding policy, process, and/or procedures required for applicant screening, application of criteria, accepting and processing applications and lease materials all aspects of leasing operation.
- Responsible for conducting out-reach marketing as required.
- Play an active role in the resident renewal process.
Requirements:
- 1 years of related property management in the multifamily industry.
- Proficiency in Microsoft Outlook, Word and Excel.
- Knowledge of RealPage/Onesite.
- Analytically minded with the capability to use intuition and experience to complement data.
- Excellent interpersonal communication skills, including the ability to motivate and lead a team.
- Able to multitask and meet deadlines in a timely and organized manner.
- Must be able to tour the community with potential residents, which includes walking, standing, sitting and climbing stairs. Must occasionally be able to lift up to 10 lbs.
- Ability to drive when needed. A valid driver’s license and proof of liability insurance is required.
- Extensive outreach marketing experience/background.
