We specialize in dormer and extension projects and have grown significantly in recent years. We are seeking an experienced and detail-oriented Construction Estimator to join our dynamic team. This role is vital to our growth as it directly impacts our ability to deliver projects on time and within budget. The ideal candidate will have a strong background in construction estimating, a passion for the remodeling industry, and the ability to thrive in a fast-paced environment.

Job Description:
The Estimator will play a crucial role in managing and refining our company’s pricing process. We are looking for someone with a minimum of 5 years of experience estimating residential construction projects, who is not only comfortable developing accurate project estimates but is also skilled at creating and implementing a comprehensive pricing system. The ideal candidate will work closely with our Sales Manager, Sales Team, and Project Manager to ensure that projects are accurately priced, materials are properly ordered, and schedules are efficiently managed.

Key Responsibilities:

  • Estimation & Proposal Accuracy:

· Prepare detailed and accurate construction estimates for residential remodeling projects such as dormers, extensions, and whole home renovations based on architectural plans, project scope, and material take-offs using software such as JobTread, Stack, Cost Certified, and/or Xactimate.

  • Analyze project plans, specifications, and blueprints to determine project costs.

· Review and validate estimates and proposals generated by our company Salesmen, ensuring accuracy and profitability.

· Research and source pricing from vendors and trade partners.

· Evaluate subcontractor bids for accuracy, completeness, and competitiveness.

· Analyze subcontractor and supplier pricing to ensure alignment with budget and project scope.

· Conduct site visits to gather necessary information for accurate estimates.

· Develop and maintain a comprehensive database of historical cost data and pricing trends.

· Prepare and present bid proposals, cost summaries, and scope of work documents.

· Collaborate with project managers to refine estimates as project details evolve.

· Ensure all estimates align with local building codes and regulations.

· Participate in post-estimate job cost reviews to assess accuracy and identify areas for improvement.

  • Pricing System Development:

· Work with the owners and management to create and manage a standardized pricing book/system for company-wide use.

· Assist in implementing and building out our preferred pricing software (Bolster by Cost Certified / JobTread / Stack), and streamline internal pricing tools (Excel spreadsheets, Xactimate).

  • Material Ordering & Budget Oversight:

· Collaborate with Project Manager to assist with material ordering, ensuring quantities and pricing are accurate and aligned with the project’s scope.

· Maintain material cost oversight to ensure accuracy and avoid budget overruns.

· Assist in producing pricing for change orders and ensure profitability.

  • Project Planning & Communication:

· Assist in the hand-off of secured projects to the Operations Team.

· Help create and monitor look-ahead schedules / Ghant Charts using company software (JobTread/Stack) to ensure project milestones are met.

· Participate in pre-production and pre-site meetings to confirm accuracy of estimates and ensure the smooth transition from sales to production.

· Maintain clear communication with homeowners regarding project timelines, budget changes, and expectations.

  • Budgeting & Financial Reporting:

· Gather project data and create project budgets.

· Regularly review project budgets with the project management team to ensure costs stay within projections.

· Work closely with management to ensure accurate cost tracking and reporting.

Required Skills and Experience:

  • Minimum of 5 years of experience (Required) in an assistant estimator/estimator role, specifically with general contractors in residential remodeling projects consisting of large additions, dormers, extensions, and new home builds.
  • Strong ability to read and interpret blueprints, plans, and other construction documents
  • Strong Knowledge of residential construction processes, materials, and subcontractor, and market pricing.
  • Ability to create and maintain standardized pricing systems.
  • Familiarity with estimating software and proficiency in Microsoft Office (Excel, Word)
  • Familiarity with change order management, budgeting, and financial reporting.
  • Strong organizational skills and attention to detail.
  • Proven ability to multitask, meet deadlines, and manage multiple projects simultaneously.
  • A proactive, team-oriented attitude with excellent communication skills, ability to work collaboratively with the sales, project management, and production teams.

Preferred Qualifications:

  • Experience in refining and implementing pricing systems or price books within a construction company.
  • Proficiency with construction management software, including project scheduling and tracking tools.
  • Demonstrated ability to manage material ordering and maintain budget accuracy.
  • Experience working in residential remodeling projects, particularly dormers, extensions, and high-end renovations.

Salary Range:
$65,000 - $85,000

· Maintain communication with clients to address questions or concerns and assure overall customer satisfaction

· Generate estimates – experience negotiating pricing and presenting to clients

· Operate company projects through Project Management platform

· Schedule and communicate project start dates with customers

· Use DocuSign for contracts

· Use Xactimate, Bolster, Excel Spreadsheets, and Hover 3D for estimating

SKILLS & REQUIREMENTS NEEDED

· Knows the construction process very well – from start to finish

· Understands pitfalls/hazards/accidents and how to avoid them

· Knows commercial work (a plus)

· Effective reading and interpretation of architectural plans

· Excellent estimating knowledge and experience

· Well-spoken/effective communicator

· Knows building materials very well

· Effective problem solver / Thinks outside the box

· Computer proficiency (comfortable learning new software)

SAMPLE DAY

· Return calls to the office looking for work

· Go to a few estimates

· Complete an estimate

· Walk guys through what was sold on a project (follow scope)

· Work through CRM program and complete some tasks

· Constant communication with the office and project manager

Job Type: Full-time

Pay: $65,000.00 - $85,000.00 per year

Schedule:

  • Monday to Friday
  • Weekends as needed
