Job Summary: As a Resident Property Manager, you will be responsible for managing residential properties and ensuring tenant satisfaction. You will coordinate with Maintenance Technicians and vendors to handle various tasks and resolve issues promptly. Your attention to detail, communication skills, and commitment to excellence will contribute to the overall success of our property management team.
Essential Job Duties:
- Prepare lease or rental agreements and collect specified rents and impounds. Collect rents and other charges from tenants promptly. Deposit all collected funds into the assigned bank account within 48 hours of receipt.
- Prepare property reports for the Supervisor as required.
- Arrange for alterations, maintenance, upkeep, or reconditioning of properties as specified in management services or lessee's agreements.
- Coordinate turns of vacant units and advertise, show, and lease vacant units.
- Screen applicants thoroughly to ensure suitable tenants.
- Maintain the cleanliness of assigned property and coordinate with property Maintenance Technicians to complete all work orders and maintenance issues.
- Be on call via company cell phone 24/7 for maintenance emergencies.
- Purchase supplies and equipment for use on leased properties.
- Prepare periodic inventory of building contents and property conditions and forward the listing to the owner for review.
- Contact utility companies to arrange for the transfer of service for tenants.
- Assist with eviction of tenants in compliance with court orders and directions from lawyers and owners.
- Perform other duties as assigned and as outlined in the Apartment Manager’s Employment Agreement.

Physical Demands:
- Regularly required to stand, walk, frequently climb stairs, sit, use hands to finger, handle or feel, reach with hands and arms, climb or balance, stoop, kneel, crouch, or crawl, talk or hear, and taste or smell.
- Occasionally lift and/or move up to 25 pounds.
Work Environment:
- Moderate noise level associated with open office work environment.
